While I may not be one to actively seek out short sale deals, I just can't seem to get away from them. I'm a Realtor in a fairly foreclosure immune market, the South Bay (see Manhattan Beach short sales on the rise), but you certainly wouldn't know it by my current slate of listings, offers, and escrows.
Unlike many of my counterparts in Manhattan Beach, I get much of my business and most of my leads from the internet and from my website. Due to the way clients come to me I don't specialize in just the higher priced areas of Manhattan Beach, Hermosa Beach and Redondo, but tend to work throughout all of the cities in the area. As the short sales seem to be creeping west....I just find I can't escape it. Of my last 5 offers written all were for short sales. Doesn't anyone sell their home for a good price these days....just because they want to...or are moving...or are buying another home? I guess the realistic answer is NO and I have to embrace the new market and all the delays, bureaucratic red-tape, and bizarre policies the banks and lien holders can throw at me.

The real estate market in Manhattan Beach remains very strong compared with some surrounding areas, but it appears as though the number of short sales and notice of default filings has been rising and there are now 10 distressed homes listed on the South Bay MLS. This increase in bank owned and short sale homes should provide some opportunities for home buyers in the area.

Whether you are buying or selling a home in the South Bay and Manhattan Beach, it's important to understand the local real estate market and to see what is selling. The market in Manhattan Beach continued to cool a bit with only 8 closed sales recorded at this point. The average days on market for the recorded sales was 109 and the average sales price was $1,272,000. Only one new construction home sold and was located in East Manhattan Beach and sold for $1,790,000.

If you are a home buyer looking in Manhattan Beach you can visit our South Bay public open houses page for helpful information on dates, times and locations. Open houses are generally held from 1-4 on Saturdays and Sundays with new listings often open both days. The open house list is updated weekly and offers days and times for open houses in the sand section, tree section, hill section, El Porto, East Manhattan and surrounding neighborhoods.

One of the many reasons people move to the South Bay, and the Beach Cities of Manhattan Beach, Hermosa Beach and Redondo Beach in particular, is for the award winning schools. Buyers plan their moves and even their lives around these schools, but often make the move years before kindergarten begins.
There are some great options for daycare and preschool in the South Bay and all have much to offer, but one thing that they almost all have in common is a waiting list. Some of the local daycares are in such high demand that they have a year wait, so better to get on those lists early. I've had my experience with several of the schools in the area including Sea Sprites, Beach Babies and Montessori. As every child is different, and every parent is different, they each appeal to varied people and I'll keep my opinions to myself. Below are some of the local preschools and daycares and just a bit of information about them.
Montessori Schools of Manhattan and Palos Verdes - There are 2 campuses in Manhattan Beach. The Bell Campus is located in the farthest north area in the Manhattan Beach Tree Section and the Peck Campus is located just up the road from Mira Costa in the southern end of Manhattan Beach. Montessori Schools are not inexpensive and do have a long wait, but parents almost unanimously love it.
Beach Babies - Beach Babies has a very safe feeling and all classrooms are housed in one building. They have infant childcare and provide lunches for the kids, which can be a big deal for parents in a hurry in the morning. There are lots of rules for both kids and parents which is great for some and not so great for others. They also have a long wait and good to get on the list early.
Seasprites Children's Center- Seasprites is in the old North School Buildings next to Valley Park. This is by far the most flexible daycare and they do have an infant program. They have several options as to how many days a week to bring in your kids and are one of the less expensive.
Sand Tots Parent Participation Nursery School- Sand Tots Parent Participation Nursery School is a non-profit, parent operated, co-operative preschool serving the South Bay beach cities in Los Angeles including Manhattan Beach, Hermosa Beach, Redondo Beach and Torrance.
Creative Kids - Creative kids does have a wait and they do have an infant/toddler program.
