There's Money in them Hills......Orange County Down Payment Assitance

Did you know, there are several organizations that offer Orange County residents Down Payment Assistance for home purchases? It's true; it just takes a little homework and aligning yourself with a Realtor® and Mortgage Broker who understand the details.

With the tightening mortgage guidelines these days and the availability of low down mortgages; some good news is needed and this is great news for those considering purchasing their first home but is also limited on the necessary funds it takes to get into a home.

Now if you have read any of my other articles you know my motto is "It's Possible!" because I want home buyers and sellers to understand their dreams are possible. I am happy to note two very important programs were released this month to help home buyers. First, new FHA limits were raised nationally and with this program qualified home buyers in Orange County can purchase up to $729k with 3% down (yeah). In addition, the proposed ruling from the U.S. Department of Housing and Urban Development (HUD) to ban private down payment assistance was permanently set aside.

Utilizing these two programs together is a great step forward towards helping home buyers with their homeownership dreams. Now each of the programs is different and have specific terms and conditions, it is imperative any buyer to complete their due diligence, but with a little patients there is some help out there. Mission Viejo Named in Top Four Cities To Purchase in 2008

Don't you just love when you read something good about the area you live in. Recently as I was reading up on the internet, I came across this article and want to share so those Home Buyers looking to move into the area have a little more information.

In a recent article, Danielle Babb with Entrepeneur.com names the city of Mission Viejo one of the top four places to buy. Danielle notes "Mission Viejo has lowest crime statistics in the nation; this is a good place to raise a family. Prices are relatively stable and the job market in Irvine and San Diego is good with consistent demand for job seekers".

In addition, Danielle notes in her column that the following economic fundamentals should be considered before buyer. "Is job growth stable in the area? Is income up with inflation? Is crime above the national average? Is there a higher-than-average rate of foreclosures?" All sound advice when you are considering buying a home or investment property.

Personally Mission Viejo is one of my favorite South Orange County cities as it offers just about everything a person would ever want, beautifully maintained, a wonderful place to raise kids, with numerous parks, the Lake, plenty of outdoor activities, nice restaurants and good shopping. But it is also great for those singles that are looking for a new home that is a great value, safe and close to nightlife, etc.

The variety of housing available is unsurpassed with Condominium starting in the low $200's to Estate Properties priced up to $5 million.

Lake Forest, California - Spring has Sprung!

Its spring in Lake Forest and what a beautiful time of year it is in the city with lot's of things happening. So make sure to get out and explore our community.

When was the last time you had a picnic in the park? Did you know Lake Forest has 27 public parks and direct access to Whiting Ranch from both Foothill Ranch and Portola Hills which offers acres of trails for hiking and mountain biking and vista's for miles.

Or maybe plan to stop in and listen to some wonderful music. The city is hosting a new spring concert along with El Toro High School on May 18 at Pittsford Park. The event will include performances by the High School String Orchestra, Symphonic Band, Wind Ensemble and of course the Jazz Band.

 On March 15th the Easter Bunny will be hopping in the neighborhood for the annual Bunny Blast. There will be entertainment, activities, pony rides and great food. And of course the Bunny! There is a silver lining in the current Real Estate market that is starting to peak through the clouds. If you have ever thought about taking the steps to become a Real Estate Investor there are some excellent opportunities currently available in South Orange County that have not been available for years. Below is a simplistic, real estate investment example for the first time investor.

Assume you are purchasing a 2 bed/2 bath condo in Rancho Santa Margarita (yes, at the time of publishing this home is available) at $241,000 and you have 20% to put down and you will be utilizing a 30 yr. fixed at 6.5%

  • Down Payment = $48,000
  • Loan Amount = $192,800

Estimated Total Monthly House Payment

  • Principle & Interest = $1, 218, 63
  • Taxes = $255.00
  • HOA Fees = $256.00
  • Total = $1,729.63

Rental Factor:

  • Estimated Monthly Rent = $1350.00
  • Estimated Negative Cash Flow = ($330)
  • Appreciation Factor 5% x 5 years - Sale price of $309,300

Profit Scenario:

  • $309,300 Estimated Sales Price

You may be thinking not in this market when it comes to appreciation but let's not forget historically what percentage homes have appreciated at. In Orange County, for the last 39 years the average appreciation has been over 7%. Of course some years are better then others, but when you are considering getting into real estate investment you want to buy low and that opportunity has not been available in the county for the past few years.

More importantly if you want to become a true investor then there is one characterastic that you must have and that is Patients. When you look out five years the picture is totally vs. focusing on the immediate return. You must remember Real Estate is a value asset, which allows an investor to invest little (down payment) yet your return builds based on the value of the property.

Now there are several other aspects of investing in real estate that can even make this more attractive, which include additional tax write offs, deprecation, etc and we went fairly conservatively with the loan amounts and rental figures above. Our goal here is to provide you with a simplistic view of what to consider. A prudent investor should independently verify the data and proceed only after consulting an attorney, accountant or financial planner of the buyer's choice.
