Move-up buyers/sellers have a hard time letting go of what there house might have been worth in 2005 when the single family market was at its peak. Sellers will say "I will wait until my house is worth X amount again". But don't forget, that means the property on the other end will be worth X amount more also
I searched the the Massachusetts MLS in Tewksbury MA and found 2 houses that sold approx. the same time in 2004 and the same time in 2009. This is a real life example!! Let's take a look at why this may make sense.

Home 1- Sold in 2004 for 290,000 and in 2009 for 345,750.
This would be an example of a seller who's family is getting older and they need more space, bathrooms and a larger yard.

Home 2- Sold in 2004 for 442,000 and in 2009 for $375,000.
It is twice the space of Home 1 and offers 3 baths, on of which is a master, much larger yard, a large family room as well as a den and in one of the most desirable neighborhoods in Tewksbury.
Ok, lets do the math. Lets say Home 1 has a $190,000 mortgage to pay off.
If you sold wait until Home 1 reached close to its peak in 2004, you would have payed:
$442,000 in for Home 2 versus the sell price of $345,250 for Home 1
that would leave you $155,750 down payment and a loan of $286,750
with a monthly payment of $1,628.13
Now let's look at selling Home 1 and purchasing Home 2 in a down market market, you would have paid:
$375,000 in for Home 2 versus $290,000 for the sell price of Home 1
that would leave you a down payment of $100,000 (oh no!! or maybe not)
with a monthly payment of $1561.62
You would have paid the equivalent of $11,750 less in a down market to buy Home 2
at 5.5% interest you would save $66.71 a month
or over the life of the loan you would save $24,9015.60
So why are you waiting to sell your house until it is worth X amount of dollars again? If it is time to move it is time to move. Everything is relative, if your house prices go up again, so will the house you purchase on the other side. It is important to look at the bottom line rather than I lost X amount of dollars on my home. The real estate market is dynamic and is always moving up or down.
Do you really think that if you waited for Home 1 to be worth 345,750 again that the price of Home 2 will stay at $375,000... I think not!!
Be sensible do your math. This could be the perfect time to make you move.

Twitter- A Way to Make it Fast, Easy and Understandable
I like so many others, found twitter confusing and did not quite understand what it is about. Once I found TweetDeck, and installed the program on my computer, I started to understand and use twitter. Tweet Deck makes it easy to post and follow your fellow tweeters (is that the right term...who knows, sounds good).
As far as the usefulnees of twitter, it is an amazing seo tool. It carries a lot of weight with the search engines. Here are some ways I use twitter:
TweetDeck- Simple and easy.
Go to TweetDeck and dowload the application. Once you dowload, you will have a screen that keeps your ingoing and outgoing posts at your fingertips if you leave it active.

Keep it out of your way when your not using it in your system tray.

When in your system tray, out of the way, recieve notifications of new tweets.

Easy control of your own tweets and incoming tweets

The left column is for incoming tweets, the right column is for direct messages and the middle column is for replies. To tweet just click on the button in the yellow circle.

I admit like many people I did not understand or get twitter and found it cumbersomt to log in and tweet. I am very much a novice and have not explored every feature. I highly reccommend TweetDeck to get you started. Download TweetDeck and find some fellow active rainers to follow to start with, Start with me.... Once you start following people and posting people will start to follow you.
Dont know what to post? Remember Keyword Rich content. Here are some ideas. Personal posts are good too, but keep them relatively professional.
Get the idea... every post has a keyword of mine and many have supporting links. The more people your are following the more your posts get out there. Even some personal posts cen provide keyword content. Anyways I hope some of you will change your mind about twitter, like I have. If you have a blog or a website your are active on, twitter is a great way to drive traffic and help the search engines find you. Get started with me....
