I was going through some active rain posts and came across the following post, Is No Picture Better than a Bad Picture? by Randy DeLaMare of Utah. I am always amazed when going through the MLS of some of the photographs that are used to market a home. Well, it had me thinking... I did a photography lecture a few years ago, on how to take better photos. I pulled a series of photographs off my local MLS showing some not so great photos. I have compiled them into a 4 minute video.
With the prevalence of the internet, becoming the number one media of how buyers buy homes, the online presentation is so important. Buyer's are choosing to see or not see a home based on its online presentation. I personally have invested a lot of time and money to bring the best imaging I can to the homes I market. Lowell has lost quite a bit of their home appreciation over the past few years. Average Ddays on Market and Sold to List Price Ratio are better than expected.
Sellers- prepare your homes for the market and follow the 3ps of selling a home. Preparation and careful market analysis is the key to a successful sale.
Buyers- there are good deals to be had. Now is the time to take advantage of this market. Interest rates are low. Property values have deflated. Sellers are willing to give concessions. The multi family market is moving briskly. It seems now prices are more in line with market rents.

I had two page moving up googles positioning the were in the top 20 for search terms I was after..... They are no longer showing uner the search terms, my home ppage is. Wondering why. Can anyone enlighten me?

This Andover Real Estate page was showing up at about 10th position with the Keywords Andover MA Real Estate. Google is not even including it in the top 100 positions. As of Friday it was doing well.

The Tewksbury Real Estate Page had made it to the 10th position on google on Friday. Today it is in 63rd position. Very disheartening, I was working so hard on placement for these pages and now I have no idea why google has bumped them. I also added the last quarter sold for the community linked from the page.
I am always tweaking the pages but the last major thing I did was add a news feed from topix on the bottom of the page. Could that have done it?
Any help would be appreciated.

Sellers, take the time to prepare and price your home. The data shows that almost half of all properties are expiring on the market unsold. Re-evaluate of this is really the time to sell. If your looking to downsize maybe not, if you are a move3 up buyer this is a great time to sell and buy. Even though your house is worth less than it might have been, don't forget you'll recoup the savings on the buy side also.
Buyers, now is the good time for some good deals and drive some hard bargains. Is the bottom near? None knows, but I think the bottom will be late this year. Don't get caught trying to market time and be to late.
