Chandler Real Estate - The media has been categorizing the Chandler real estate maket as a buyer's market for some time....well markets do change...is Chandler Arizona still a buyer's market?

Well, before we answer that question, we need to understand what exactly is a buyer's market? Webster defines a buyers market as follows: "a market in which goods are plentiful, buyers have a wide range of choice, and prices tend to be low."

In the real estate industry, we define markets by the number of months of supply of homes on the market:

Buyer's Market: 7+ months of supply
Normal Market: 4-6 months of supply
Seller's Market: 1-3 months of supply

Chandler Real Estate -Is my mortgage backed by Fannie Mae or Freddie Mac?

Chandler Real Estate - How do I know if my mortgage is backed by Fannie Mae or Freddie Mac? Why do I ask? Because that is a requirement of the Obama Administration's Home Affordable Refinance Program. With the recent change in allowing borrowors that are 125% underwater to participate, we've had several queries on how do I find out.

You can ask your mortgage servicer, the company that you send your monthly mortgage payements to. If you want to go the direct route, you can contact Fannie Mae or Freddie Mac.

Fannie Mae can reached between 8am and 8pm (EST) at 1-800-7FANNIE or at their website www.fanniemae.com/loanlookup.

Freddie Mac can be reached between 8am and 8pm (EST) at 1-800-FREDDIE or at their website http://www.freddiemac.com/mymortgage

Making Home Affordable Financing expanded to 125%

U.S. HUD Secretary Shaun Donovan today announced an expansion of the Obama Administration's Home Affordable Refinance Program to include participation by borrowers who are current but up to 125 percent underwater on their mortgage. The previous limit was 105%. Borrowers whose mortgages are currently owned or guaranteed by Fannie Mae and Freddie Mac will now be allowed to refinance those loans according to the terms of the Home Affordable Refinance program established earlier this year, on Febraury 18, 2009.

For example if the property is worth $200,000, the borrower must owe $250,000 or less, where previously the borrower must have owed $210,000 or less.
