When I was about 13, my family moved to a horse farm and I finally got that first horse. I had dreamed about having one for as long as I could remember. It was a mare I called "Velvet."
Visitors are always amazed with Lexington KY and the towns like Paris, Versailles, Midway because this land where the legendary throughbreds of the race track are born on horse farms.
It has a lot to do with the soil and limestone that builds stronger bones for racing.
Horse buyers from all over the world come to Lexington KY to buy horses at the Keeneland Sales and jet them back to horse farms in other countries.
In 2010 in Lexington, the Alltech FEI World Equestrian Games will be at the Kentucky Horse Park.
This event will be the largest equestrian event ever planned in the United States and it will be the first time held outside of Europe.
Many of these Fayette County farms will be sold before this event takes place to horse lovers that plan to make Kentucky their home.

Bluegrass Barkery Lexington KY - A Healthy Bakery For Dogs
The Bluegrass Barkery in Lexington KY is a place where you can find the most healthy organic dog food and treats baked fresh.
Even dogs need to be watched over to see that they are eating nutritious food. They also have everything under the sun that you will need in accessories for your pet.
I found out about the Bluegrass Barkery by chance about 4 years ago.
I had attended a holiday event at Talon Winery in Lexington KY and there were booths that had many new businesses.
I met Clay and Karen Harvey. At the time they were engaged to be married and the business was For The Love of Dogs Bakery.
I was impressed with what Clay had to say about organic dog food that is free of corn, wheat, and soy.
The goal, Clay said is to eliminate these ingredients from your dog's diet, along with by-products and other chemicals, cause many food related allergies to simply disappear.
Since I had already gone through a bout of sickness with my own dog when I first bought her, I was very interested to see if I could keep her healthy. It's expensive to nurse a dog back to health at an animal hospital!
The only time she has been sick since was when I let her eat rawhide chew bones and they must have been from China. She almost died form that. I've learned a valuable lesson from that.
Now I read every label to be sure it is organic and made in the USA. Why take a chance with a pet you love?
The Bluegrass Barkery opened on 113 Clay Ave. in Lexington KYright after that event and now they have a second location on 152 West Tiverton.
I'm so proud of Clay and Karen as I have assisted them with buying their first home and watched their business take off. Their house hunt story is below...

Becoming home owners was something my boyfriend Clay and I always thought would come much later in our lives. We were sure that we would have to wait forever to have "all our ducks in a row" to even starting looking for a home. After meeting Lizette by chance at an open house holiday function then again at Clay's business, For the Love of Dogs Bakery, we knew that Lizette was who we would call when we started looking for a home.

KHC Mortgage Credit Certificate - More Great News For First-Time Home Buyers
The KHC Mortgage Credit Certificate (MCCs) are a means of providing financial assistance to First-Time Home buyers (with some exceptions) for the purchase of qualifying Residences.
The 2009 KHC Mortgage Credit Certificate Program is designed to benefit purchasers of certain new or existing housing units located in the Commonwealth of Kentucky.
What is a Mortgage Credit Certificate?
An MCC "converts" a portion of an available mortgage loan interest deduction into a credit against the homeowner's federal income taxes. This tax credit has the effect of reducing the mortgage interest rate and mortgage loan payments for persons who make qualified purchases of Residences by reducing the federal income tax liability of such persons.
Table I below shows how an MCC can reduce the"effective" mortgage interest rate on a conventional mortgage.
What is the difference between a "tax credit" and a "tax deduction"?
A "tax credit" entitles a taxpayer to subtract the amount of the credit from his other total federal income tax liability. A "tax deduction," on the other hand, is subtracted from adjusted gross income before federal income taxes are computed.
Who is eligible for the MCC?
Any first time home buyer, defined as a person who has not owned a home for the past three years and also meets the KHC income limits.
Is the MCC program a KHC program?
The MCC program is being administered by KHC. However, your loan program must be a non-KHC loan. You can not obtain a KHC loan and qualify for an MCC.
How does an MCC "reduce" the mortgage interest rate?
As Table I below indicates, a Borrower who purchases an Eligible Residence with a 5.50 percent fixed rate 30-year mortgage of $100,000 would pay $5,500 in interest payments during the first year of the mortgage.
If the Borrower holds a 25 percent MCC, up to $1,375 (25 percent of $5,500) of the mortgage interest paid could be converted into a federal tax credit, which reduces that Borrower's federal income tax liability, i.e., the credit reduces the amount of federal taxes payable by the Borrower, up to the amount of the credit.
The remaining 75 percent of the mortgage interest paid, in this case, $4,125, can still be taken as a tax deduction in arriving at the Borrower's adjusted gross income, thus reducing the amount of the Borrower's income subject to federal income taxation.
Table I below shows that if this Borrower has an annual tax liability of $1,375 or more after all other deductions and credits, the effective rate of interest paid on the mortgage is reduced to 4.125 percent after the MCC tax credit is taken into account, i.e., annual interest of $4,125 on a $100,000 mortgage loan corresponds to a 4.125 percent interest rate on that loan.
This effect, however, is achieved only when the MCC holder has a sufficient income tax liability to receive the entire benefit from the MCC tax credit.

The MCC tax credit reduces the amount of federal income taxes otherwise due by the Borrower. The benefit to the Borrower cannot exceed the Borrower's federal income tax liability for the year, after other credits and deductions have been taken into account.
However, if the Borrower is unable to use all of the available MCC tax credit in any year, the unused portion of the tax credit can be carried forward three tax years or until used, whichever comes first. A Borrower may want to consider adjusting his or herf ederal income tax withholding (by filing an amended IRS Form W-4) to spread the benefit of the MCC tax credit over the entire year.
How does a First-Time Home Buyer obtain an MCC?
A First-Time Home Buyer who is purchasing a New or Existing Residence applies for an MCC through a Participating Lender at the same time as applying for a mortgage loan.
May an MCC be used in connection with a refinanced loan or with an
assumption?
An MCC cannot presently be issued to a homeowner who is refinancing an existing mortgage loan, except in connection with certain construction loans. An MCC may be assumable by certain qualified buyers.
Contact your lender for additional information.
What are the Purchase Price and Income Limitations on MCC Applicants?
MCCs are available to eligible first time home buyers purchasing eligible homes in the commonwealth. Your lender will advise you regarding the underwriting procedures required to determine qualification and eligibility of each Applicant for an MCC. Participating Lenders will process the underlying mortgage loans using standard procedures, with adjustments to those procedures as needed in order to satisfy the Program Requirements.
Can I receive the KHC MCC through any lender?
No. The MCC Program is only offered by qualified participating lenders and is not available through all mortgage lending companies.

At last...KOTO Japanese Bistro has arrived! All of us in Richmond KY have been driving by the building in the Richmond Centre for months with our mouths watering just waiting for the grand opening.
About the name:
The koto (琴 or 箏) is a traditional Japanese stringed musical instrument
derived from the Chinese guzheng. The koto is the national instrument of Japan.
I was honored to be one of the first guests to sample the food a day before the Grand Opening.
I headed over with a BFF(Dee) and was warmly welcomed by Charlie the General Manager and the staff including Tony the Bar Manager and Sasha. KOTO is owned by Mr. Dong, this is his second restaurant in KY. The first, Asian Royal is located in Georgetown KY.
The elegant decor is warm with lots of wood and tall back leather chairs. Attention to detail is evident everywhere. There is a large fountain at the front door and the bar is to the right.
One of the highlights and there are many would be that Richmond KY will finally have a first class sushi bar.
Equally amazing is the heated hibachi grill at the tables where food is prepared fresh.
The key ingredients are the meats, seafood, rice noodles and vegetables. The sauces are meant to enhance the flavor of foods, not over power them.
Enjoy a dining experience where each dish is prepared to order on smokeless hibachi tables and presented with artistic flair, right before you!
Our chef Joe at KOTO Japanese Bistro was trained I think in New York City and was one of the best entertainers I have seen at hibachi grills and I have eaten at quite a few all over the USA. His real home is in Laguna beach.
It was a blast watching him expertly prepare our food and serve it up.
Joe wouldn't miss a beat even if we commented on his style or to each other. Amazing concentration!
I think he super-sized our meals because there was so much food I had plenty for lunch today. It was good heated up again too!
My next dining adventure at KOTO will have to be the sushi bar. I have really missed having one close by. I'll have to do another review once I sample sushi.
It's nice to have so many new and good restaurants now in the Richmond Centre. Business is booming in Richmond KY and not a moment too soon!

Woodland Art Fair Lexington KY
For 34 years, art lovers have been flocking to Woodland Park for the annual Woodland Art Fair. August 15 & 16. The park is nestled in the heart of Lexington, KY sheltered by ancient trees and Bluegrass Trust homes line many of the historic streets.
Two hundred juried artists will participate in this two day event held under a cool canopy of stately trees. White tents will be scattered throughout the park displaying their wares.
The Woodland Art Fair in Lexington KY usually attracts over 60,000 visitors. Craftsmanship displayed - jewelry, paintings, wood, metal, ceramics, clothes, photography and unique one of a kind items.
Food vendors will offer some temping treats such as Italian Ice and hot kettle corn.
There is also a swimming pool and skateboard park in Woodland Park. It was amazing to see the skateboarders doing some daredevil feats in the air off concrete ramps.It's nice to see a skate park in Lexington KY.
Be sure not to miss the Woodland Art Fair this year!

Newlyweds for 6 weeks, Daniel and I were living in one bedroom apartment in Lexington. I was settling into Kentucky after a move from North Carolina and was just about to start job hunting. After chatting about houses and casually looking on the Internet, we left a voice mail for Lizette introducing ourselves. Since about June, Daniel had been sending me her weekly e-mail newsletters. I felt like I had gotten to know her through these e-mails. We went on-line to our bank and received pre-certification for our mortgage. We now just needed to find a house. Lizette called back and we decided to meet to look at two houses in Richmond. While they were not right, they were a good place to start. Later, we looked at a few more houses while Daniel was at work. We found it! It was so cute and just right. We wanted to make an offer and Lizette walked us through the process. Buying a new home can be quite a difficult task; at least, that's what I've always been told. My first trip to Richmond, KY was for a job interview that went great in more ways than I realized at the time. Not only did I get offered the job, but handed to me from a future co-worker was business card for a Lizette Fitzpatrick. Our budget wasn't very big but she reminded us several times that we would find something we really liked, that we just needed to have patience. We expected the process to take about 6 months but we closed in less than 4 months after finding a great home with a big back yard for our chocolate lab Chloe.
Not only is Lizette a great real-estate agent but she is also a good friend who was truthful and honest throughout the entire process of buying a home. A few years ago, we were looking for a good long-term investment. We found a beautiful home on Lancaster Avenue in Richmond and immediately fell in love with it. I have to say my experience of buying my house was phenomenal! I spent a few months just looking on my own and talking with a few (actually quite a few!) different agents.
