The annual Holiday Basket Drive is underway at the Community Resource Center, Encinitas, California. This outreach provides critically needed food, blankets, jackets, and more for over 1,400 local families in need! Wondering how you can change a life this holiday season? There are so many ways to participate, it is easy!
How Can You Help?
The outreach area is located at the Del Mar Fairgrounds. You can check their volunteer schedule and donation time frames at their website at www.crcncc.org
As we head into the holidays, and especially with the economy down, so many families are struggling and need a hand to help them up again. Although it seems resources are slim and time is precious, even just a simple donation or office drive could make all the difference. My daughter and I will be there, so perhaps we will see you. (If you have a young person under 14 that would like to assist, go through KidsKorp, a network of children that work with community projects) or contact the CRNCC directly and ask them about the family tours and children volunteer opportunities available.
Have a wonderful Thanksgiving week!
Tomorrow is Veteran's Day and to commemerate our heroes of war, the Encinitas Veterans of Foreign Wars and Amercan Legion members will be celebrating at the Veteran's Memorial Wall at Cottonwood Creek Park at 11am. They will be honoring the Encinitas area veterans and their families, and there will be an open house at the Amercan Legion VFW Post immediately following t
he ceremony.
The Veteran's Memorial Wall opened in Cottonwood Creek in early December, 2010. Veteran's had been asking for a place to contemplate and have ceremonies that would take them out of the cemetaries. The wall was designed to look like a waving American flag with both ends of the wall left unfinished to represent the unfinished lives of those who have perished in the line of duty.

The water feature is a monolith that has a circulating water pump that sheds “tears.” The wall represents the masses with each stone a face of one who stands in harm’s way.
There is a plaque that reads, “Dedicated to all those who served in the Armed Forces of our country. May we never forget their unselfish devotion to the cause of freedom".
Cottonwood Creek Park is at Encinitas Boulevard and Vulcan Avenue.
Encinitas, CA Market Report
If you are new to reading my Market Report, I would like to take a moment to explain the data you are reading. The listing information comes directly from the MLS and reflects a 7 day history. It is important to watch the trend of new listing vs sold, this can often give indications if inventory is tight or in surplus. In turn that can help determine if it is a seller's or buyer's market. I also provide average listing prices, days on market and price per square foot. This is again for purposes of tracking the overall market for this one community. As always, each property is unique, and no matter if it is a seller's or a buyer's market, if you have found the right property, always use the comparative analysis your Real Estate agent can provide to determine the proper market value of the property, and then factor in your motivation for the property.
My opinions stated below are from my own research each week from market trend data that I receive from various sources. If you have any questions or comments regarding my opinion, please contact me for further information or clarification.
The following is the weekly activity for Encinitas:
(*new listing refers a property that has not been on the market in the last 6 months)
This week's Market Action Index
The Market Action Index trended much higher again this week. in fact, for the first time in several weeks, the Market Action Index moved into the Seller's zone. This continues to be a classic case of a lightening of inventory. Fewer houses to choose from, the houses that have been on the market are selling. The sharp trend into the Seller zone is not surprising, this market's lack of inventory will continue to keep this trend. I will say that if you are a buyer looking to purchase, this is probably a great time to buy, especially as this trend continues upward.

Real Time Market Profile
Although the average list price has dropped dramatically this week, the Days on Market drop and Market Action Index jump indicate a shift in the market. The days on market decreased, which is not typical for this time, which is an indication that the tightening of inventory is effecting this market. the decrease of price and square footage will most likely stabilize and begin to increase again.

This week's Market Action Index
The Carlsbad market continues to see a sharp trend of the Market Action Index into the seller's zone. This is good news for sellers, but buyers are still seeing some continued down trend in pricing. However as home sales have been exceeding new inventory for the past few weeks, the lightening of inventory will stabilize these prices and then expect to see prices trend upwards. If you are considering shopping for a home in this zip code, this is a great time to buy.

Real Time Market Profile
The average listing price dropped this week for Carlsbad, 92009. The days on market stayed the same, so I would venture to say that we are finally seeing a bottom trend in pricing. After several weeks of stable prices, we are seeing the Market Action Index showing that this could be the beginning of a rally for this zip code. If this trend continues, I would say that prices will begin to move upward again.
