New Development-Waterstone-On Lake Travis-Lakefront Condo

This new development "Waterstone" is lead by Winston Capital Corporation out of Dallas and with equity partner Realty Capital Partners.

The Waterstone condominiums will offer two and threebedroom condominium homes ranging in size from 1,400 to 1,800 square feet. The units are priced from $400,000 to $600,000.

Outdoor amenities including an negative edge pool, sauna, outdoor cooking area, and day docks. The condos have recieved plenty of press and are filling up quite rapidly.

You can get to the project by heading N-183 exit 1431 heading West. Stay headed West till you run into Lago Vista. Take Left onto Lohman Ford Rd. (My office is on the right RE/MAX Lago Area) Continue on Lohman Ford Rd for about 14miles and then take a left onto Ivan Pearson Rd. Follow road for about 1/2 mile and you will see project on your right.

  • The number of pending homes was at 23 at an average List Price of $322,254
  • Number of sold homes is 14 with an average Sold Price of $181,850

The percentage of Sales Price/List Price is: 95.17%. The numbers reflect market prices and are a good indicator of how the North Shore Market is doing.

Lago Vista Golf Course-Potential Buyout

PART II: LAGO VISTA GOLF COURSE

In the latest news of the Lago Vista Golf Course the city has made a move for the Golf Course. Weeks earlier the city made a bid for the purchase of the course and to not change a thing. The course had found relief from bankruptcy Chapter 11 on February 12th 2008 and was able to reorganize without the city.

Shortly after (48 hours) the golf course received devastating news that the Mayor and City Council have moved to take the course through eminent domain. This aggressive attack on the owners, Club Golf Partners LP, by the city has pushed the owners into a corner. The owners have recently hired a high powered lawyer who deals in cases of eminent domain. They have also consulted the help from lobbyist to help address the matter to the residents and club members. The lobbyist on Tuesday Feb. 19th sat down with the local REALTOR'S to discuss the options of the golf course. They had stated that the city had filed the claim for eminent domain under the "the imminent threat to the health and safety of its citizens". The lobbyist had stated that under the new rulings that were passed into Texas Law recently the city, may no longer operate the course as a golf course.

So the questions proposed by most who are aware of the situation " If the city knows that under this filing it will no longer be able to run the course due the filing charges of imminent health threat under the new Texas Law, why would they take this precious jewel of Lago Vista and throw away 150+acres of land? Even worse is that the city might not know under this filing they could shut-down the golf course permanently. Overall this decision has great consequences for the residents living on the course, for the members of the course and to the visitors of Lago Vista. The end result could be the potential loss of a great Lago Vista treasure and the city in turn will lose a great tax resource.
