The upcoming holiday season has started me thinking about my upcoming listings and how I should prepare the homeowner for the listing pictures and showings.
If you know you're going to be putting your house on the market during the holidays, you may want to take the listing pictures before you decorate. There's just almost nothing worse than to see photos of Halloween or Christmas in April and May. I know, we all hope it's not still on the market 5-6 months later but the fact of the matter is, that it may be.
And, speaking of decorations, you may want to go a little light. Don't drag out all the decorations and have every room look like you're a store selling holiday merchandise. People have come to see your home, not your decorations. It becomes too distracting and the perspective home buyer probably won't remember a whole lot about your house but they will remember the decorations.
Finally, believe it or not, there probably will be someone who will want to see the home sometime during the holidays. This could be a day or two before or after Thanksgiving or Christmas. If it works for you, great! If not, don't worry about it. Let the perspective buyer and agent schedule a time that is more convenient for you and your family. It is your home after all and you want to present it in the best possible light.
Oh my goodness! What has happened to the lake? As our record drought continues (the news is that it will through the end of the year), and as the city of Houston continues to drain our lovely lake, more and more "islands" and tree stumps are popping up.
It's really sad to see the lake level down so low. There will be no boating activity on Lake Conroe this Labor Day - the low lake level makes boating treacherous.
We were hoping for a tropical storm to come into the area this weekend but, no such luck. It appears that it has chosen New Orleans as it's destination. Rainfall is estimated to be 10 to 20 inches. Boy, we sure could have used that!

The 6th Annual Historic Montgomery Wine and Music Festival is Saturday, September 17,2011. The festivities will begin at 10am and continue into the night, ending at 9pm.
There will be ample supplies of beer, wines, food, and fun.

It seems that it's hard to believe that summer is coming to an end. It's especially hard to believe it here in Texas where we're still experiencing triple digit temperatures! But, another school year is about to start and we all need help planning and organizing our schedules.

Montgomery County Texas is located on I-45 about forty miles north of downtown Houston. The county covers about 1,077 square miles of flat to gently rolling terrain with elevations ranging from 150 to 300 feet.
The climate is subtropical. It is humid with warm (some people would say "down right hot") summers and mild winters. The average annual relative humidity is 73% with average rainfall of about 47 inches.
Vegetation is typical of a piney wood area with thick growths of longleaf, shortleaf, and loblolly pines and hickory, maple, sweet and black gum, oak, and magnolia trees.
A wide variety of birds are also native to the area - mocking birds, cardinals, doves, quail, bluejays, and roadrunners.Natural resources include timber, lakes, gravel, and oil. The Conroe oilfield was once the third largest in the U.S.
Perhaps most notable about Montgomery County is Lake Conroe. The lake extends 21 miles in length and covers 22,000 surface acres with an average depth of 20.5 feet. Construction of the lake began in January 1970 and was completed in January 1973. Lake Conroe is home to luxurious hotels and condominiums, quality RV Parks, waterfront boat storage with valet launching, and luxurious waterfront real estate developments-both residential and commercial.
