Smart Money Continues to seek Real Estate. Especially in the Mount Dora Area. As I said before this is a destination area for investors and new Residents.
Buyers are selecting the best properties at very aggressive prices. We are seeing multiple offers on these homes.
There will be a large inventory of bank-owned homes in the coming months, but we will notice a decline in the quality of these homes for two main reasons:

The Federal Reserve cut its federal funds rate 1%, The Price of a gallon of gas in our area is about $2.30 a gallon. The combination of lower home prices and low interest rates have increased real estate activity in our area.
As I mentioned earlier, the high percentage of cash buyers is an early signal that home pricing is becoming attractive. These are the same investors that sold at the peak of the market just a few years ago. Cash buyers can snap up quality homes at competitive prices.
Actually, buyers who require a lender can also buy at wholesale prices if they are prepared to strike when the best deals hit the market. It's not unusual to see quality properties sell for 20% below Fair Market Value in our area.
If you read the next paragraph you will see that buyers requiring financing are preparing to make their move.
Applications for home loans are on the rise. The Mortgage Bankers Association mortgage application index showed that mortgage applications jumped from an eight year low last week. The index jumped 16.8% to 476.7 in the week ending October 24. The group's purchase index was up 8.5% to 303.1 while its refinancing index was up 28.5% to 1,489.4.

I know there is a lot of fear out there right now and that is okay. You can either crawl in a hole and or you can look at the situation and say what opportunities are out there for me and my customers.

Japan's Nikkei surged 6.41% Earlier today the Dow Jones Industrial Average was up 114.85 to 8290.62.
The S&P Case-Shiller Home Price index dropped 1.1% for the month of September, marking the 25th consecutive month that home prices have declined, and indicating a decline of 17.7% for the year.
Watch for an increase in sales as prices fall back to pre-2004 pricing with a good supply of money flowing into real estate.
Local finanical expert "Gerry Suarez" has stated that there is a healthy supply of money available to qualified lenders"
The most highly anticipated Fed rate cut should be announced sometime Wednesday. Don't be surprised if it comes today. The Fed could go as far as a full 1 percentage point reduction.
The prime rate is currently 4.5%, but a full percentage point reduction would drop it to 3.5%.
It appears as though we are on the brink of a perfect storm for investors and first time home buyers.
Look for an increase in activity for our area during the fourth quarter of 2008.
