Each Day A Man Spends Fishing…What’s HOT about our SPOT?

Lake Livingston Real Estate...that's what's HOT!

Have you heard the old saying?

Each day a man spends fishing is NOT deducted from his life.

It just makes you want to fish every day doesn't it?

Well, here you can! Sitting on the banks of Lake Livingston or boating our waterways you won't be disappointed!

At least once a week I'm asked, "how's the fishing and what kind of fish do you have there?" Yes, there are others but these are the most predominant fish that can be found here at the lake.

Fishing Regulations

Statewide regulations apply to all fishes with the exception of blue and channel catfish. For portions of the lake in Polk, San Jacinto, Trinity and Walker counties, the daily bag and possession limit for blue and channel catfish is 50.

Angling Opportunities

Lake Livingston is a notable white bass fishery. White bass are plentiful and grow to large sizes. Also notable is the catfish fishery, dominated by blue catfish. Largemouth bass, striped bass, and crappie are less abundant but good catches are possible in areas of the reservoir where habitat is available.

Fishing Cover/Structure

Some native emergent vegetation can be found in the upper areas of the reservoir. Very little cover exists in the lower reservoir due to vertical bulkhead.

Tips & Tactics

White bass are most readily caught in early spring in the many creeks that feed into Lake Livingston. Striped bass can be caught around the 190 bridge area by trolling and vertical jigging spoons or live shad. Largemouth bass are most frequently caught in the bays and creeks from the Kickapoo/Penwaugh area northward. Spring and fall are the most successful seasons for largemouths. Channel and blue catfish can be caught most any time of year on a variety of organic and live baits over the main river channel and in off channel tributaries and creeks.

HUNTSVILLE TEXAS REAL ESTATE IS PROUD TO BE BEAUTIFUL.

Way back, I'm not saying how far, I hold in my mind a memory of Paradise. It is a memory of an oasis in the middle of the Texas Piney Woods. I had never seen anything so beautiful. As a young teen my friends and I would pile into a car and head for what we called the Rock Quarry. The Rock Quarry was out in the middle of Pine Forests in the quaint town of Huntsville, Texas.

Many of us can reach back to our childhood memories, pull them out of our

pocket and manage to smile. This memory is a great one for me!

We would drive down a dirt road through massive Pines, old fences, bluffs and the occasional broken down cabin. We came to a clearing that I was certain God had placed there for me! It was an Oasis just for us!

We would park and walk a few steps and we would be at the edge of the most beautiful white rock bluff that dropped sharply to the bluest water I had ever laid my eyes on.

It was the spot I got most of my sunburns. It was the spot I dared to jump from the bluff into the clear depths of infinity. We would swim till our arms would not let us anymore.

We would sun on the bluff as if worshipping the sun and the sky. We made memories of paradise.

I'M GOING TO TELL YOU ALL ABOUT PARADISE! FOUND IN HUNTSVILLE, TEXAS.

I've just discovered that it's still there! I have been back in Huntsville for 12 years now. I have asked everyone where it was! No one could answer...

Weird, huh? Well, Adam Waldman, of Local Expert of Active Rain Network encouraged us to learn more about our area, write articles and publish as a ReLocation Package. I listened and I did it.

Voila! The internet is amazing, wonderful and full of answers! I FOUND MY PARADISE and now it can be yours too!

What I learned: In 1986 my rock quarry was turned into a Professional Diving Resort! Here's the scoop.

SCAM ARTISTS - SCAM ARTISTS - wolves in sheep's clothing.

SCAM ARTISTS - SCAM ARTISTS - wolves in sheep's clothing. While reading a post by Jason Crouch, I am a WYSIWYG kind of guy who can't stand working with HTML clients. I could see how so much of what he says is true. Jason tells us that HTML clients are those that are "Hard-To-Manage Liars" or "Hard-to-Manage Losers" or "Hard to Manage Lately". "You could also use any other word that you think will fit here." Quote by Jason.

Once upon a time two scam artists visited Huntsville, Texas.

They seemed like a sweet elderly couple that had a zest for life and the desire to live in a waterfront home. They were the type of people that made you feel "special" and you wanted to care for them as your elders. They had a dream. It was to live on Lake Livingston for their final years. She wanted to look out her kitchen window and watch her loving husband throw his line out for fishing each morning. He just wanted her to be happy looking at the water from her kitchen window. Get the picture?

I found their dream home on the water.

They signed all the paperwork with me and gave me a $2,000.00 earnest money check. I was joyful for them, the sellers, and me!!!

"We have a large sum of money being transferred to us from overseas that should be here in just a couple of days. Please wait to put the check in for us honey, okay??"

This is suppose to be a cash deal for a house of $250,000 but they couldn't do $2,000.00?

I was concerned. I did visit with the Sellers about the offer and we came to a verbal agreement. Two days later we went as far as signing the offer. I still had no money.

My sweet elderly couple called me EVERY- DAY- BARRING- NONE with their reassurances that the money was on its way. They told me their word was golden. They begged me not to sell THEIR house and they would have the money any day! After about a week of this I was still sitting on the paperwork and the check. I did not take the house off the market and it was actively showing. With each moment it was looking bleaker. With each moment I was feeling more uncomfortable with the entire situation.

The week became two, then three and then....I sold the house to someone else.

Don't worry that's not the punch line.

The Funds are coming, The funds are coming!

A previous acquaintance contacted me with shocking news. He desperately needed to sell his $500,000.00 waterfront home before the bank took it over. Come to find out, he and his wife and son had sold the house to an elderly couple...........yep.

My couple.

Somehow, the couple managed to SCAM the agent and the Title Company into closing without funding!!!! Not the local Title Company I use, BTW. Can you believe that?? Can you??

My new client told me they were suppose to receive a win-fall from overseas and it just hadn't gotten there yet. The couple MOVED IN to his home and had all the utilities and services and even the tax rolls changed to their names. They managed to live there for seven months. They had bar-b-ques and got to know the neighbors.

Now, since my new client (the victim) had purchased yet another house for more than $500,000.00, he was unable to make both payments! The elderly couple were having the time of their lives in a beautiful home on the water!!!! Just like they wanted.

Meanwhile, my client's financial life was being destroyed. It took months to get them out of the house. It took Lawyers. The Title Company and the Agent involved with the sale have lawsuits pending. What a mess.

I sold his house by the hair of my chinney chin chin before it hit total foreclosure. It helped my heart. He is still my client.

I was suppose to be their next victim.

You can never be too careful. Watch out for wolves in sheep's clothing.

Isn't it strange to have the tables turned? Usually we have to watch the elderly to keep them safe! I'm just not use to the idea of having to watch out for them.

Deb's Blog #2, What I'm Thinking!

Waterfront Real Estate log #2.....what I'm thinking.

Why buy Real Estate by the water?

Most people including and not limited to Baby Boomers, the almost Baby Boomers, the pre-Baby Boomers, and the rest of everyone else would like to live on or near the water. That covers just about everyone. Why? Well, we ARE mostly water. The miracles of life include the fact that we could not live without it. I began to come into adulthood in the 1970's and was baking my body on the beaches of Clearwater Beach, Fla. I worshipped the sun. When I hit my 30's it was necessary to have that healthy "sun kissed look" that we all avoid now. Today, in my 39's and holding I am still drawn to the cool blue waters, the sun sparkling on the waves like diamonds and the slightly fishy, wild aroma that washes in with the waves. Never is there a time that my soul is not calmed by the still waters of our lovely Lake livingston.

I moved here to the Piney Woods of Huntsville to be a wife to my husband Scott and a better daughter to my mother who has since been taken from us to a better place. I've never really had the desire to own a "lakehouse" so to speak. Our humble abode is by the water but we can't boat into Lake Livingston. I have spent the last few years selling waterfront property to many a couple. The smiles, the goosebumps, the jumping up and down with excitement and the sheer pleasure of helping people become even happier has given me a deep love of the business. And here it is once and for all folks, I WANT A LAKEHOUSE HERE ON LAKE LIVINGSTON!!! I am ready to find myself a little slice of heaven right by the water. I am ready for the goosebumps and I want to boat out on a Sunday afternoon with my binoculars, book and picnic. I vow to find the "right house for us" by the water so wish me luck. We have to get those warm and fuzzies that make you know you're home. So, I appreciate you listening to me about this. If you're looking for the "right place" please let me help you find it. We both may find one.

Oh yeah.....Why buy real estate by the water??

Beside the fact that the most protected real estate values ARE by the water, everyone wants to be by the water so you can pretty much be assured that you will resell it, property values are immediately appreciated between 25% to 50% or more because it is by the water, there are 35 million people between the ages of 50-59 that are considering retirement and they're coming this way, they're just not making any more waterfront, you might consider it a good deal.

Or.............

BECAUSE YOU WANT TO!

that's my story,

Deb
