I was supposed to make sure the property was vacant at my interior BPO today. Hmmmm... it is? These guys were there in the front yard muching on the lawn when I arrived. I walked around and took my exterior photos and they slowly walked off to be in the woods you see at the rear of the photo. I entered and took all my interior photos and came back out and there they were back in the front yard again. Seems like the property is really vacant after all.
This was BPO # 21 for me in the past 6 days. I'm really exhausted. I'm off now to visit the nursing home and be with my Grandmother for a few hours.

And I don't know how many of you might have step children, but for me, while I never tried to take the place of his mom, I love both my step children as if they are my own. Colin's mom is so worried. His 20 year brother is also worried. If you see Colin- please call someone from the flyer below.
Recently Colin was diagnosised with some mental health issues. He has always been a good boy and would never use drugs. If he seems disoriented, it is only due to medical conditions. Thanke for keeping an eye out for Colin. Colin is 18, he just turned 18 in April.

If you don't have cash, you may not be closing in 30 days anymore. There's a new "review" period for good faith estimates before your lender can begin work on your loan.
The government is AT it again. Doing something under the the guise of "protecting the public" and hurting them instead.
I vote for smaller government. I mean I think I can make the wise choice about wearing or not wearing a seatbelt without the government having to make it a law. And I think I can make the wise choice about proceeding with a loan if the actual figures come in way over my good faith estimate.
But for the time being, my advise to buyers is...
I'll be keeping my eyes and ears open to see what hurdles my potential buyers will have to jump through next, I'll keep you posted.

I have to change things a bit here,because even though I really want to publicly "call out" a national bank and a particular loan officer, I won't do it. BUT...
The contract, and they have had it for 6 weeks, said July 31, 2009. Yup, that's tomorrow. Are we closing? Of course not. On the 22nd I called the loan officer who asked me to email her instead because she was "just getting those documents". So I also emailed her that day to check status and see if we were on schedule to close.
Six, count them 6 DAYS later, I get a reply that says please check with her closer to the scheduled closing. WHAT? Check with you closer to the closing you say on the 28th when it's supposed to be the 31st. Oh and the PS on her email that is part of her signature said...
I will get back to you in 24 to 48 hours unless I need to catch up with time and then call me and press 0 and ask one of my teammates to help you.
Again I say WHAT?
Finally today I heard from the closing attorney and we will not be closing this week and we will be scheduling it later. Guess I need to type an extension in the morning huh?
My point and I truly want you to understand if you are a potential buyer reading this... We don't make suggestions of loan officers for kickbacks, referrals, to help our friends make money... we DO IT FOR YOU THE BUYER. We try to suggest you use someone with whom we have GOOD experiences and TRUST to look out for you and where you will be a person and not a file number.
So if you agent ever says to you... "Please don't use Bank X, we've had several really bad experiences with them and NOTHING they have done for us has closed on time", consider taking that advice.
Today our buyer was upset and I had to chew the inside of my mouth and bite my lips and count to ten to keep myself together.
