The latest Tampa Bay Florida Home Sales Statistics that cover Hillsborough, Pinellas, and Pasco Counties have been published. Some numbers show a slight improvement since August 2009 which is hopeful.
Homes Closed in September: 2,919 (up from 2,609 in August 2009)
Homes Placed under Contract in September: 4,153
Supply of Homes - Months of inventory: 9.4 (down from 10.7 for August 2009. This is assuming no additional listings added to inventory.)

Average Days on Market: 96 (down from 98 in August 2009.)

By the way earlier today when I was in one of my offices one of my clients (a buyer) stopped by asking about some properties that she was interested in. To her surprise one of them already had an offer.
In my experience I have seen some buyers miss out on an opportunity because they thought that a "better one" would come along only to lose it to another buyer who decided to put in an offer.

Royal Super Buffet in Port Richey Florida
It was challenging to take a picture of the facade of Royal Super Buffet considering that the trees were very tall. My husband and I recently visited Royal Super Buffet in Port Richey, Florida. I was pleasantly surprised that the food was good. I tell my husband that I can tell if the food is good because I am (part) Chinese too which is "normal" in Hawai'i where we are of mixed ethnicities :-) I grew up eating authentic Cantonese food which can sometimes be difficult to find on North America.
Well we went there for lunch and paid $5.75 each which is very reasonable. It was packed so I took this picture with my Blackberry:

Royal Super Buffet is located at Embassy Crossing at 9550 U.S. Highway 19 in Port Richey, Florida.
Of course the hot tea was *free* and for other Asians they know that this is a good sign :-) The noodles were cooked well though not overcooked and the vegetables were fresh and were not drowning in vegetable oil.
