Some people when buying a home in the country are looking for a lot of land and others are looking for a smaller amount to care for. Marketing a property as shown below as two options offers the property to both sets of buyers. I try to double up on the number of buyers that see my listings as well and this is just one of several methods I use to do so. The more traffic to the home means a quicker sale and higher price for the seller.
3 bedroom, 2 bath, 2 car garage, basement, 3 acre 27' deep in spots world class bass fishing pond, home was wonderfully built by seller and his wife with many extras (ask for list), hardwood oak floors and countertops, over 100' of covered wrap around porch with finished stained wood, 2500 sq ft, all for only $400,000. Seller claims this is the best built home in all the Midwest. 10 minutes south of Lawrence Wal-Mart.
As I asked in Reason 1, there are close to 500 Realtors® in Douglas County Kansas to choose from so why should I market my home with you, Rob? I believe one of the reasons sellers select me to market their home is because I create a website for each home with its own domain name. Because it has its own domain name, the website can promote the home shown so features and descriptions that are searched on search engines will find my listing's website.
If someone is searching for yankeetank lawrence ks, they will find my http://activerain.com/langrob website where they will see the http://www.yankeetank.com/ website. If they are searching for yankee tank lawrence ks they will find the www.douglascountyopenhouses.com/lawrence.htm website that also links to http://www.yankeetank.com/. The more website links I can get to my listings, the better it is for my sellers. This is in addition to the standard MLS listing websites that market the home in with all the other hundreds of thousands of homes on the present market.
Anything I can do to help my sellers out in getting more buyers aware of their home is what I am after and making a website exclusive to their home, again, helps the sellers to see I am going the extra mile for them. Look for Reason 3 where I talk about the value of Realtor® Tours.
