To Buy or not to Buy

My answer to the Buyer who is having second thoughts on buying a home at this time, I say YES!

Just do it! Prices have never been so ridiculously low, and if you are thinking about it it is because you can! Just make sure you shop around and get what you really need. With an inventory so large chances are that you will get at least the double of what you may be bargaining for. No other investment will provide you with the proceeds you will make when you buy a home in this Market. Also make sure you get the best mortgage there is. Do your home work and shop around. There are so many tools available from the Real Estate Community and Realtors.

Buyers, Agents And Mortgage Brokers... Oh My!

Dear Home Buyer

Did you know there is a "one month marriage" you must enter when you are in the process of buying a home?

This will shock you, but it is true. When you decide you are in the buyers market there are two people you must "marry" from the moment you decide you want to buy a home until the day of closing. These are your agent and your mortgage broker. And guess what? not only you have to be in a "marriage with them but you must establish harmony among them! Crazy, Isn't it!I wish every Home Buyer knew this, and practiced it. It would bring so much understanding to the "buying process"of a home, and take away the nightmare out of it.

The Agent will come to you (when you have a Buyers Agreement which is so important), as an adviser. He or she will guide and show you the inventory. They will provide you with an arsenal of tools that are going to facilitate the process of acquiring that piece of home you will come to love. Also they provide you with lists of vendors and services necessary establish if the home you want is the proper and best for your life demands. In this one month marriage he will be the eyes and ears of the relationship. Still crazy ha!

The mortgage Broker will be your seeker. He will be making journeys and traveling just for you so you can have the best interest and loan out there. Keep in mind you can divorce him and move on to greener pastures, as long as you tell your agent and everything is done in a timely manner. Keep in mind that during this month "time is of essence". Always get the best and what is best for you and your budget. Go over what is the most important item in the loan that will decide if you will be able to afford the payment. Down payments are very nice gifts always. They bring more stability to the loan and aid on the terms.

And we all know the process of buying a home involves a lot of things, but my point is:

1. There must be a harmonious relationship between Agent, Mortgage Broker and Buyer.

2. There must be communication among the three parties.

3. A lot of honesty, to avoid surprises on closing date

4. Facilitation of needed documents and lots of copies of the same. Keep in mind things get misplaced and mishandled

Hello Again

Just a few notes about the neighborhood.

Has your neighborhood taken a wrong turn and you wish the new neighbors took care of it like the old ones did?

Well,

I was in the middle of a thought when an idea crossed my mind. I was thinking of a friend who would always tease me about not cooking because she had this idea that just because my stove was not greasy and the burners of my stove were not black, I never used my stove. Boy she as wrong!

I am a "Latina" and we "Latinas" cook like there was no tomorrow. Breakfast, lunch and dinner and we "do" use our stove for all the mentioned.

Anyway, I was explaining to her that the trick of my range looking brand new (even though I use it every day) was that I would clean it after cooking each meal. I gave her a demonstration and a crash course on how to clean hers, that had not been cleaned within months. After that, she learned, and taught her roommates how to do it too.

My point is... Sometimes people are not what they seem. They only need an idea or an inspiration.

Real Estate Agent "Meanies"

Hello Again!

Just a note about the Market and Agents.

I have been experiencing so often many complaints about Real Estate Agents who are not being "nice" to sellers. By not nice, I mean, negative criticism and wrongful use of words regarding their property. I have heard things like, " I don't have time for this", "you are better off foreclosing", "Your home has no way out in this market". "Is their someone you want to give your home to".

Anyway,

I know we are in a terrible market for the seller. Especially the people that have lived for many years and made no improvements on the property. But not doing the job as agents or Real Estate professionals will give other agents a bad name and an awful reputation like we had back then.

There are sometimes when it is impossible to list, but the right choice of words will aid in the decision of being chosen to be "The Listing Agent" when "the better time" comes. Also think about "the referral". Maybe you cant list the home, but if you were empathetic enough, you will be referred as the only agent who was kind enough to listen and take the time to suggest future possibilities.

You do not have to be nobodies psychologist but, you can always be kind.
