January homes sales in Sun City Shadow Hills held strong for a total of 22 homes sold according to the Desert Area Multiple Listing Service (MLS.) The 22 homes sold at Sun City Shadow Hills does not take into consideration new homes sold by the builder that are not marketed on the MLS. The same month last year had 20 homes sales reported on the MLS.
The home at 40764 Corte Los Reyes was the lowest priced home to sell at Sun City Shadow Hills during January for $180,000 or $114.58/SqFt. The home is 1571 square feet with 2 bedrooms and 2 baths. The original list price was $185,000 and the home was on the market for 97 days. It was a short sale and sold to a cash buyer.
81566 Avenida Estuco was the highest priced home to sell in January for $499,000 or $167.96/SqFt. The home is 2971 square feet with 3 bedrooms and 3.5 baths. The original list price was $516,990 and the home was on the market for 75 days. It was a regular sale with a financed conventional home loan.
Today's Realty Group sold 80637 Avenida Santa Carmen for $319,000 in January or $151.04/SqFt. It was a regular sale on the market for 165 days originally listed at $339,900. This home sold to a cash buyer. The home is 2112 square feet with 3 bedrooms and 3 baths.

Sun City Shadow Hills Home Sales Market Report
Sun City Shadow Hills has seen a bustling real estate market during the last six months and if your looking for a distressed sale in Sun City Shadow Hills, you might have to look pretty hard.
Resales in Sun City Shadow Hills during the last six months have been extremely strong. Although Riverside County is one of the top counties in California for the number of foreclosed properties, Sun City Shadow Hills is an exception. Year-to-date there have been 17 homes foreclosed in Sun City Shadow Hills according the Desert Area Multiple Listing Service. There are currently 5 foreclosed homes listed for sale and 2 foreclosure sales pending.
Distressed sales are minimal in Sun City Shadow Hills in part because approximately 60 percent of the sales are cash buyers. Year-to-date there have been 12 short sale transactions successfully closed and 7 short sales are in pending status. There are 5 current short sale listings for sale in Sun City Shadow Hills.
Sun City Shadow Hills offer the active adult a country club lifestyle at an affordable sticker price. Golf course homes are selling for an average of $173.41/sq.ft. Seven homes have sold on the golf course during the last six months ranging from $176,000 up to $517,000. 53 other homes have sold for a total of 60 resales during the last six months in Sun City Shadow Hills. The average selling price of homes off the golf course is $147.14/sq.ft. There are 10 resale homes in pending status. These numbers exclude new home sales with Plute Homes, which said they have sold an additional 300 homes to date in its third phase.

Sun City Shadow Hills by Del Webb New Model Homes Now Open
Sun City Shadow Hills by Del Webb has opened 10 new model homes for its third phase of development in the community located off I-10 in north Indio. The preliminary release of The Living Well Collection starts at $195,990 and goes up to $391,990 for the largest floorplan called The Socialite, which is my favorite design.
The new collection of homes at Sun City Shadow Hills was designed with casual and comfort in mind. The new models range in size from 1321 square feet up to 2955 square feet with options including a den, covered patio extensions, sun room or hearth room, retreat, wet bar, and/or golf cart garage.
The new floor plans offer 10' ceilings and 8' raised-panel interior doors. Just a few of the interior features include recessed spot lighting, raised panel cabinetry with satin nickel knobs, 36" upper kitchen cabinets granite kitchen countertops with 6" backsplash, stainless steel kitchen sink, Whirlpool appliances in choice of white or black, and under-cabinet task lighting.
With the release of the new model homes in Sun City Shadow Hills also came the opening of the new clubhouse in October.
