Are there any income limits for claiming the tax credit?
Yes. There are income limits.
For single taxpayers the limit is $125,000.
For married taxpayers the limit is $225,000 when filing a joint return.
The tax credit amount is less for buyers that have a modified adjusted gross income (MAGI) above those limits. The phaseout range for the tax credit program is equal to $20,000. That is, the tax credit amount is reduced to nothing for taxpayers with MAGI of more than $145,000 (single) or $245,000 (married) and is reduced proportionally for taxpayers with MAGIs between these amounts.
If you are looking for a home in the Charlotte, NC area, contact our team TODAY! The tax credit is going to end soon. Need to contract before April 30, 2010 and close by June 30, 2010.

What is the definition of a move-up or repeat home buyer?
The law defines a tax credit qualified move-up home buyer ("long-time resident") as a person who has owned and lived in the same home for at least 5 consecutive years of the 8 years before they purchase a new home.
If the purchasers are married then the law requires that both spouses must qualify as long-time residents. They both have to have lived in the home for at least 5 years.
Repeat home buyers do not have to purchase a home that is more expensive than their previous home to qualify for the tax credit.

Team Ludlow Realty
We have a client that is wanting to put an offer on a HUD GNND home tonight. We have done several HUD offers in the past and know their process. We know that the GNND program is a bit different. We are not sure how to actually submit our offer to them.
Any advice would be wonderful at this point. We believe that they choose their offer on Tuesdays so time is of the essence. Thanks in advance!
What do I do now that I have 4580 friends on facebook? I had several requests today to be friends and was told when I accepted them that in order to do that I would have to delete some friends first. I went in and deleted a couple of people that I did not know to see if it would allow me to friend more and it still would not. I do have 2 fanpages, please join them BTW. Team Ludlow and Union County, NC homes!
I do not know what to do abiout the friends that I have and is that it? I thought the limit was 5,000.
Please help if you can.
P.S. my twitter name is allstarmom. Feel free to follow me there too.
