Franklin Homes Sales for January 2012 – What is normally considered a very slow month for real estate wasn’t slow at all with 72 closing for the month. If you’ve been reading my updates, you probably know that the availability of Franklin homes has been declining for some time now to the point where it’s difficult to find a good home before it’s under contract. This is part of the normal real estate cycle, and in the past, builders come in and built new Franklin homes to meet the demand.
I don’t believe that they can do that this time, because most of the builders went out of business in the last market decline. The ones that remain are very conservative, so I think that new home construction will lag behind demand for a long time.
The average price of Franklin homes is going up because most of the more affordable homes have been purchased and now buyers have choices of new construction homes that cost as much as ever and homes that not being sold under financial stress. Meaning that it’s much harder to find a deal than most people think. In fact it would be in your best interest to find the home you really like and buy it knowing that it will still be a fair price because of the appraisal process, and you are getting the deal on the mortgage side of the transcation. With interest rates sometimes below 4 percent, the affordability of Franklin homes has never been lower.

Nashville Luxury Homes Market Report for January 2012 – shows that activity is increasing in the catagory with 16 closings compared to 10 the previous January. The average sales price for Nashville luxury homes was also up significantly to $1,798,565 compared to $1,115,120. What these statistics are telling us is that not only are more Nashville million dollar homes being sold, but multi-million dollar homes are now starting to sell.
The most expensive home sold was 18,000 square feet and located in Green Hills. The selling price was $5,300,000. Two homes sold in Laurelbrooke, a gated community in Franklin for over $3,000,000, and 2 luxury homes sold in Annandale in Brentwood. For home buyers who are new to the area, almost all of the Nashville luxury homes are sold in areas directly south and west of Nashville in Belle Meade, Brentwood, and Green Hills.

Mckays Mill homes market report for December 2011 increased 37 percent over the previous December with 1 closings. The average sales price increased 13 percent to $377,928, and the average days on market was 102. With only 17 Mckays Mill homes available that makes the absorption rate for Mckays mill homes less than 2 month.
