I was hoping the price was wrong

Nashville Real Estate - I received a call today inquiring about one of my listings posted on my website. After the the typical chitchat about carpet, bedrooms, closets, and lots, she asked me about the price. At that point she had my curiousity, because all of this information is on my website. So I asked her if the price was missing on the website. She said "I was hoping the price was wrong".

I asked her why she thought that the price would be wrong. Her comment "I've heard that builders are in trouble, and I hoped the price would be much lower". My next question, Where do you live now? Her answer was Florida.

Based on this information, I suspect that the builders in Florida are getting some bad press coverage. But I did have to laugh, and I told her that Nashville real estate prices had gone up 4 percent over the last 12 months. She was a little surprised, and I hope I didn't lose a customer because of my honesty.

Nashville real estate market report Jan 2008

Nashville real estate sales were down in January compared to 2007. No surprise here, we've been hearing the bad news for months now. What you don't hear is that the prices were up 4 percent this year compared to last year. So for all of the shoppers out there looking for a Blue Light special, I'm sorry, it's probably not going to happen. Even though sales are down 28 percent in volume, sellers in general are not in a panic. The average days on market is 78 which is still very good historically.

The 1,644 home closings in January represents a decrease of 28 percent from the 2,289 closings reported for the same period last year.

The median residential price during January was $179,900 That compares with last year of $172,900.
Inventory levels were up 27 percent to 21,952.

The City of Brentwood has developed a trail of walking paths and bikeways throughout the east side of Brentwood. It's not really a secret, it's just that the people who live in Brentwood take if for granted, and the rest of the world doesn't know about it. You are allowed to rollerblade, run, walk, ride bikes, and just enjoy the beautiful countryside. The trails at river park on concord road allow you to walk all the way to Crockett park on Crockett road, and then on the Ravenwood high school, past Moores lane. Brentwood Bike Paths and Greenways

Nashville real estate - One of Brentwoods best kept secrets - Deerwood Arboretum

It's a 27 acre park located on the west side of Brentwood.

In 1975, the City of Brentwood purchased farm land to build a waste water treatment plant. The city grew quickly, and the plant was quickly replaced.

In 1987 the treatment pits were filled and the land was developed into a nature park. 15 of the 27 acres are in flood plain, and the little harpeth river borders the park for 1/2 mile.

The park officially open in 1992 and was named for the the street that accesses it. Deerwood received accreditation as a certified arboretum in 1992. At that time it contained over seventy varieties of native trees.
