  1. First time home buyer must be able to verify Income and Job History.
  2. The first time home buyer can have collections and charge-offs, if the actual date of occurrence is over One Year old (preferably Two Years).
  3. First time home buyer must be able to verify good Rental History for at least 12 months.
  4. The first time home buyer must have at least 3 Trade-Lines that have a good pay history for the last 12 months, minimum. Alternate credit or trade-lines can be used.
  5. No Reserves are required, but as always, they are helpful.

When good clients go bad.

These things happen to all of us, but what to do about it is another opportunity. It is never good to waste time, to keep your clients from wasting yours be preemptive. Let them know you are not going to waste their time early in your relationship. Then don't. Send them what they want, ask them questions, actually listen to what they are saying and provide that to them rather then pushing your own inventory. When they kick the tires for a while, ask them questions...is it time to buy, what are your objections, is there some change in your situation, why are you not liking what you are seeing? are just some of the things you can ask. Purchasing a home, need you be reminded, is the most important purchase of most people's lives, treat it as such. I am not going to say there aren't bad clients, there are and the best thing to do when you are sure, absolutely sure a client is bad is to send them on their way. I usually suggest they get in contact with another broker who is like them...yes there are bad agents too, they deserve each other. What is funny is that that agent usually calls me and thanks me for the referral, occasionally I get some referral money. I am not looking for the money, I am looking to get a bad client out of my life and make some lemonade from the situation. Good deeds are not always repaid, but they do always feel good. Pay attention, listen, respond to what is being asked and you will avoid the hassle of living with the bad client. Oh, and try not to be the bad agent with only your agenda in mind and if you hear me on the other end of the phone offering you a referral think about this post. Actually I do refer good people to good people as well, so I am not usually the last call you want to return. I don't need to tout my own morals and ethics, I let my clients do that for me.
