I have recently been asked this question many, many times so I thought this would be a GOOD post.
The ANSWER is "NO".
When an offer is presented to a seller, there are 3 things that may happen with that offer: The seller CAN:
1. Counter the offer
2. Accept the offer
3. Reject the offer
When a seller is reviewing an "OFFER" there are OTHER aspects of the contract that are just as important as price! I have listed some IMPORTANT Seller considerations below:
Is the buyer financing the home or are they a cash buyer? If they are financing the home, have they been pre-approved? How long will it take to get their loan approve/commitment? How much earnest money is being put down? Are they asking for closing costs...if so, how much? When would the buyer like to close? Does the buyer have a home to sell? If there is a home to sell, is it on the market? If so, for how long? How do they plan on selling it by the contingency date? If their home doesn't sell in a a few weeks, are they willing to lower their asking price? If their home isn't on the market, when will it go on the market? Does the buyer have to close on a home....if so, what is their buyer like? Can their buyer get financing? Is their buyer pre-approved? Does their buyer have a home to sell?....... ETC.
Those are just a few questions that a seller may ask when reviewing an "OFFER" on their home. There are many more scenarios that may come into play when considering an "OFFER". Buyers and sellers all have different situations.
If your "OFFER" wasn't accepted and another one was, please remember PRICE is not the ONLY factor a seller is considering and "NO"...sellers don't have to accept the highest offer. There has to be a "meeting of the minds", in other words...both the buyer and the seller have to be satisfied with ALL the terms of the contract.
I can't believe how quickly this summer has gone by and the 1st day of school is quickly approaching.
Here are some upcoming important dates to remember:
August 18, 2008 is SCHEDULE PICK-UP & FEE PAYMENT DAY. The hours are 9:00 a.m to 1:00 p.m. and from 3:00 p.m to 6:00 p.m.. Students will also pick-up their yearbooks.
If you have a Freshman like I do, FRESHMAN LINK DAY is scheduled for Tuesday, August 19, 2008. Students need to arrive at 7:45 a.m.. Orientation will take place from 8:00 a.m. until 12:00 p.m.. Upper Classmen will be there to welcome incoming Freshman to North, show you around the school, answer your questions and have some activities planned. Freshman students need to bring their schedule, their locker number and combination. Bus Service will be available.
1st DAY OF SCHOOL is scheduled for Monday, August 25, 2008. Sophmores, Juniors and Seniors will attend their classes on a shortened scheduled which begins at 8:00 a.m.. Freshman students will report at 11:00 a.m. and a light lunch will be provided.
