Jennifer Aniston Attempts the Ultimate Flip!

Today while catching up on my latest celebrity gossip I learned that the Mega-famous, Mega-Beautiful and Mega-Rich Jennifer Aniston is putting her Beverly Hills Mega-Mansion on the market.  Like many homeowners in today's market, Ms. Aniston purchased her home at the peak of the housing boom in 2006 and paid $13.5mil for the estate that she spent more than two years making renovations to and moved into it in 2009.  Now, she is asking $42mil for the same estate!!!  This is a BRAVE move Jen….. exactly what kind of renovations warrant a nearly $30mil INCREASE in price in quite possibly California's worst housing market EVER???

Is the McMansion REALLY Ancient History for Echo Boomers??

Well, have you heard? Downsizing is in! And if you have gone to any of the National Building conventions or Realtor Conferences word on the street is experts say that this is not a temporary reality but much more permanent as Baby Boomers age out of their McMansions and into Disneyworldesque age restrictive communities and their children... the "Echo Boomers" enter the market. Theory is this new generation of homebuyers want A LOT less house than the Baby Boomers, but want more ammenities and a good location. What do I think? Well, as being a part of the Echo Boomer generation I think this theory has some MAJOR holes in it. I do not think the days of the McMansion are over, we are still American for cryin outloud and will inevitably want more...... more house. Trendy condos in downtown areas work great when you are in your twenties and early thirties, but what about when spouse and kids come? Suddenly being close to those things do not matter as much. So what do I think this means for the future? More progressive thinking in homebuilding in more neotraditional neighborhoods that offer walkability. Walkability to schools, shops and dining. I do not think the McMansion is dead, it's just on life support.

Age Restricted Communities Right on Target for Cary and Chatham County

I think if you look at the Real Estate market in the Triangle, West Cary specifically over the past two to three years…. one thing is certain. That is most demographics and price points in our market have suffered to some extent in both resale and most certainly new construction, but the 55+ers have continued to buy new construction in the right location with the right amenities straight through the Great Recession! Carolina Preserve at Amberly has continuously been ranked one of the best selling neighborhoods in Wake County since they opened their doors in 2006 and Pulte just purchased more land at the end of 2010 to expand the neighborhood further because of it's phenomenal success. Carolina Preserve is one of the few Cary neighborhoods that sits within both Wake and Chatham Counties that has experienced this kind of success in selling homes. Perhaps because of the age of it's homebuyers? Most people with younger children do not want to live in Chatham County because they prefer Wake County's Public Schools…. but for neighborhoods like Carolina Preserve, this is not an issue. With Carolina Preserve getting closer to build out…. it is my prediction that more age restricted or age targeted communities pop up in Chatham County within Cary Town Limits.

Who knew Golden Corral and Buffets in Raleigh have gotten so Fancy Schmancy!

Been to Golden Corral lately? Don't make that face! I'm being serious!!! I have a 2 year old and a 4 year old and we all know Realtors are not always rolling in the dough these days. Needless to say, my family has gotten creative with our weekly dining out choices. I must say I was very pleasantly surprised the other night when my family of four rolled into the newly renovated Golden Corral on Glenwood Avenue in Raleigh. I knew right away this was not your average Golden Corral! First of all, there is a greeter to make sure you are properly introduced to the facility and find your way to a table… they do not seat you, but are just super nice! Then, this buffet had tons more food options than your average buffet… anything from Chicken Parmesan to Chicken enchiladas to T-Bone Steaks to Rotisserie Chicken. Let me tell you about my favorite part though…. the dessert bar! It had a Chocolate fountain!!! In Golden Corral! And a Cotton Candy Machine and a donut reel! It was heaven! To top it off the place was clean and the servers were friendly! When we left my four year old was asking to have her birthday party there! And at less than $25 for the four of us and all we can eat I think we can swing a party there! So if affordability is in your vocabulary for dining experiences you may want to rediscover Golden Corral as they Revamp their image!!
