MGM CityCenter's VEER TOWERS-Scheduled for Completion December 2009

Hip! Cool! And on a TILT!
The two towers that are under construction at front center of MGM/Mirage's CityCenter Development are quite different from any other towers in Las Vegas. They are twin leaning towers that are being built at an angle. I just received the above rendering today, courtesy of MGM CityCenter and it shows the lobby area. Looks very minimalist, sleek and modern.
Preconstruction pricing is still hovering around $1000 per square ft. We have many buyers waiting in the wings to see what the pricing will be on the resale market, after the project is completed. The location can't be beat, but in these times there is no sense of urgency to buy a preconstruction condo and the buyer profile seems to have more of a touch and feel mentality. Despite the economy, we are still getting many inquiries about luxury high rise condos close to the strip. At present, there is a glut of inventory on the market, due to Sellers and Buyers not being able to come to a meeting of the minds. Buyers do not understand that however motivated a Seller may be, if he or she has a loan to service, the loan balance is critical in determining their rock bottom price. It is rare that we see a seller coming to the table with tens of thousands of dollars to close.

For some reason, that concept is so difficult to convey to the Buyers. They know the economy is in the tank, and they want to pay 50 cents on the dollar, in the most desirable buildings in the best locations. There are deals out there, a 20th floor condo in Turnberry Place Tower 4 was reduced to $499k a few days ago & sold that day. It sold for just about list, to a buyer who recognized the value & did not negotiate that price at all....a wise decisio, he avoided a multiple offer situation.

Onyx Mid Rise condos - just off the Las Vegas strip has been forced into bankruptcy by it creditors.
I would imagine there will be quite a few suitors for this project becuase of the great location and nice modern vibe, paired with a uniqueness in style. I will be keeping my eyes peeled to see if this project resurfaces in another way, shape, or form. I had been contacted in the past few months by some buyers(our team did not sell any of these - the price per square ft. seemed on the high side based on the values we could get for our clients in a high rise tower), asking us to try to "assign" their contracts and FLIP their units prior to close of escrow. We donot get involved in selling properties that people do not yet own and this is a great case in point for the reasons we choose not to work on assignments.
Many units were pre-sold and there are probably a number of ONYX buyers in escrow at this point in time. Looks to me like this would make a great apartment building for an investor if the deal could be worked out. STAY TUNED for ONYX updates.
