The average home here in the Orlando, Florida, region is on the market for 111 days before it sells. That means that the average home seller goes through nearly 3 months of showings and stress before someone finally buys the home. But why be average? Why not be one who sells your home sooner than others?
Average means normal, common, middling, ordinary, run-of-the-mill. Does anyone out there set out to buy themselves an average home? People may sometimes settle for an average home, but most keep looking until they find one that stands out. One that doesn’t raise questions about room size or purpose. One that has the practical features they want, but also excites their imaginations. One that creates the desire to live there.
If home buyers aren’t looking for an average home, don’t try to sell an average home! Yesterday I was talking with a friend about how my home staging business, Gloria Home Staging, Inc., is going. I told her that my partner and I had done a proposal to stage a lovely vacant home in Winter Park, Florida, and that the owner was deciding about it. He is considering trying to sell it vacant for a month, and then seeing about staging.
My friend (who has no particular real estate expertise, but is an extremely practical person) said, "Well, then he's just not ready to sell it!" Obviously! If he's not doing whatever he can to market his home effectively from the very start, he's not desperate, he's dabbling.
The July/August 2008 edition of the Orlando Realtor magazine contains a quote by singer/songwriter Michael Stipe:
"Sometimes I'm confused by what I think is really obvious. But what I think is really obvious obviously isn't obvious."
It seems obvious to me that if professionally staged homes sell twice as fast as non-staged homes (and they do!), then it is essential to have a home stager on your team if you really want to sell your home. Start out your marketing campaign with a fully prepared product, unless you would rather hold onto it for a while.
It seems obvious to me that it would be better to pay a professional stager to make your home appeal to buyers, than to pay a month or more of extra mortgage payments because buyers couldn't tell that your home really did offer them what they wanted. Staging is not just another expense in an expensive process; it's an investment in actually selling your home.
It seems obvious to me that it is better to get the highest possible price for your home, than to take a price reduction because you didn't give the home its best chance to sell by staging it from the start. Professional staging is always less expensive than any price reduction you will take!
But then, I'm a professional stager. The value of staging is obvious to me. I see it work for people, and set them free to move on to the next chapter of their lives. If you look into it, it may just become obvious to you!
