This blog post is not about real estate. I repeat, this blog post is not about real estate. It's about life.
I love summer in New Braunfels. Because I live close to Schlitterbahn, The Comal River, The Guadalupe River, San Antonio and Austin, I have no shortage of visitors during the summer...and, I LOVE it!!!
I always try to have my nieces visit at least once during the summer. We like to catch a play at the Circle Arts Theater, hang out at Gruene Hall, get lots of trinkets at Got Toys?, go to Schlitterbahn, float the Comal River, make ice cream sundaes...and s'mores.
One night we had leftover marshmallows and decided to play "Chubby Bunny." The point of the game is to place a marshmallow in your mouth and say "Chubby Bunny." Then you add another and another and another...each time trying to say "Chubby Bunny." The winner is the person with the most marshmallows in their mouth at the end.

I hope you're enjoying summer. It's so easy to get busy during this hectic time of year for the real estate business. We tend to want to "make hay while the sun's out." It's important, though, to take time off to enjoy your life, whether that's a weekend or a day. Because life isn't all about the money. Sometimes it's just about marshmallows. And, the person with the most marshmallows at the end always wins.
Landa Park in New Braunfels, Texas is one of the many treasures in our town. The 51 acre park features many attractions under the giant oak trees. There is an aquatic center with spring-fed pool, Olympic style pool and kiddie pool. The paddle boats offer a nice tour of Landa Lake and Comal Springs. Near the Founder's Oak is a dance slab and a boat house. Miniature golf, a train, and 3 playgrounds offer lots of recreation for everyone. For the nature lover, take a hike through Panther Canyon or feed the ducks. Picnic tables and grills are on a first-come, first-serve basis. Park rangers will come by to collect the $10 fee. For larger groups and parties, pavilions can be rented out with reservations. All rental reservations may be made in person or by telephone at the Parks Department office (830) 221-4350 and Landa Recreation Center (830) 221-4370. Payment is due in full at the time the reservation is made. You may pay by check, cash or VISA, Discover and MasterCard.

If you're planning on hitting the Guadalupe River or Comal River in New Braunfels, TX this Memorial Day weekend, you should be aware of the river conditions and take some recommendations into consideration.
Because of the lack of rain we've experienced, the Guadalupe river is flowing below 64 cfs, which means LOW and SLOW with walking in ver
y shallow areas. There are many areas along River Road where you can "anchor" your tube and enjoy deeper water, but for a longer float, expect to walk as many areas are shallow. I recommend putting in somewhere around the 2nd crossing if you want to stay and float in one area. If you go further down River Road towards Canyon Lake, a great place to hang out in the river is by Loan Star Float House. Sunday, May 29, the are starting their Sunday Serenade with Free music from Midnight River Choir. They also have excellent burgers. Eat in your bare feet!
The Comal River is Flowing at 8 million gallons per hour, the amount of water flowing out of the springs every hour. If you are planning in floating the Comal, the put in at Landa Falls will be the longest float on this 3 mile river. Expect the Comal to move very slow with the number of visitors and low water flow. After the city tube chute, immediately steer to the left to go over the waterfall. Otherwise, you'll get dumped or stuck and may lose your tube. It is at this point the Comal is the shallowest and you may need to walk to where it's deeper to put your tube back in.
Please be aware that there are river rules and Comal County has no refusal for DUI. While it is always fun to bring your cooler and enjoy beverages while you float, be aware that the local authorities and state troopers are out in full force this weekend. Pay attention to others around you. As I've driven around this weekend, I've noticed many people walking in the roads and highways which is dangerous. Please pay attention and avoid accidents.
Last, wear lots of sunscreen! The weather all weekend will be mid-90s and SUNNY! You may be severely burned on a 3-4 hour float trip without proper sun protection. Believe me, a sunburn will ruin your weekend!

I found my New Braunfels, TX home inspector right here on Active Rain! Today I had the distinct pleasure of meeting and working with Carl Winters of Complete Inspection Service, New Braunfels, Canyon Lake, San Marcos, Texas home inspections. I've been following Carl and his wife, Ceil's blog here for awhile and decided to add him to my list of inspectors.

As always, I gave my buyer the list of inspectors to choose from and she chose Carl. Carl was extremely thorough and taught my client all about heat pumps, emergency heat, evaporator coils, Hardy-plank siding, soil expansion, etc. She commented to me, "I appreciate when people share their knowledge. I really like him." I said, "Yes, it makes it much better than just getting a report and scratching your head at what it all means."
When he was done, Carl, went back through the many pictures he'd taken and went over his inspection agreement with her. I have never seen an inspector thoroughly explain the inspection agreement, but it was an extra step to provide unique service
