Sellers - Interpreting feedback from buyers and showing agents

In most cases.........

When an agent says: the buyer thought your home was too small. The agent means: the buyer found larger homes for same or better price.

When an agent says: the buyer liked your home but bought another one. The agent means: the buyer found another home that they felt was a better value.

When an agent says: the buyer liked your home but bought a new home. The agent means: the buyer could buy a new home for about the same price you are asking for yours.

When an agent says: the buyer did not like the carpet or wallpaper. The agent means: the seller should replace the carpet and wallpaper instead of giving an allowance.

When an agent says: the buyer thought the yard was too small and/or the street was too busy. The agent means: the buyer found other homes with larger yards and quieter streets, for a better price.

Bottom line.........price overcomes all objections.
A seller's goal is to sell their home. In order to sell....a house must be in the best condition and be the best priced home in the area.

For Sellers - understanding the real estate market

According the NAR (National Association of Realtors), in a normal market, you should get 1-2 showings a week.

If your home is priced correctly, you should get 1 offer for every 6-7 showings.

1. If your home is not being shown, it means that buyers think your price is too high and they are choosing to look at other homes.

2. If your home is being shown, but you are not getting offers, it means the buyers are finding nicer homes for the money. Your asking price is too high.

3. If your home is in the running, but the buyers buy something else, or if the buyers view your home for a second time, but they buy something else, it means that your home isn't priced competitively and your are helping the competition sell their home.

Just saw an article that Wake Forest University Baptist Medical Center officials announced BB&T Corporation has pledged $250,000 to the center's new Childress Institute for Pediatric Trauma.

The Childress Institute for Pediatric Trauma is expected to become the most comprehensive center in the country as it advances the discovery of new technologies and treatments and shares them with health care providers nationwide.
