Good News & Bad News for Southern California Home Sellers

The GOOD NEWS for Southern California Home Sellers is, Happy_Homeaccording to the Los Angeles area television station ABC7, the Southern California housing market is moving up! The following statistics were provided by MDA Dataquick and show the following:

17,867 Homes SOLD in July 2007

20,369 Homes SOLD in July 2008

This is an increase of 13.8% over last year!

The BAD NEWS for Southern California Home Sellers for the upturn in the market is:

$505,000 Median Price for a Home in July 2007

$348,000 Median Price for a Home in July 2008

This is a decrease of 31.1% in the median price for a home in Southern California.

Home Buyers that have waited for the "bottom" are now moving to buy homes that are on the market, including short sales and foreclosures. There are still the lender issues of less lenders, stricter lending guidelines, less flexible interest rates, but this is still good news for sellers who have been trying to sell their properties. Obviously the bad news is that if a seller has not owned a property very long and has not built equity or appreciation, then the statistics will be a disappoint.
