....I'm gonna keep on blogging, at least for now. I did have ONE client last year as a direct result of my blog which culminated in a sale. But REALLY, when I think
about it, its ODD: so many of my clients are not computer literate. Some don’t even HAVE computers! Some don’t even speak English!!!
I think I need to concentrate my blogging on Fresno Home Sales because I continue to get calls from people who see my photos and want to know - FOR EXAMPLE - where the monastery in this photo is located.

If you can believe it, last weekend I got a call from a woman who wanted to know if IT WAS FOR SALE….lmao!
Cha Ching!!! Finally manage to have a closing on a “short sale”. In case you dont know what a “short sale” is, its when the lender is willing to accept an amount less than the full price owed on the mortgage. A couple of years ago in Fresno the close rate on short sales was VERY low. Overtime this has changed and now the lenders seemed to be more agreeable to accepting a short sale. It makes goood sense to me. Foreclosures are very costly and from my experience the offers that are made when a property is in a short sale listing are often greater than the subsequent list price.
In this particular deal that just closed the offer was made last year, I think around the end of October; and we just closed last week!

NO WUNKIN FURRIES MY FRIENDS --- YOU SHOULD QUALIFY FOR AN FHA LOAN!
And seeing that the banks are eager to get the glut of non-performing assets (fancy name for foreclosures) off their books they will probably pay ALL OF YOUR CLOSING COST.
What will it take for you to get a home?
In January 2009 the median price of a home in the US was $175,400. So, you could probably purchase the median price home with as little as $6500 down. You might even be able to find a DAP, which stands for Downpayment Assistance Program, or a SAP, which is a rich relative or friend, allowing you to make the purchase without having any skin in the game at all!
Look folks -- If you can buy -- now is the time. There is virtually NO RISK! If you buy a $175,000 house at 5% interest and the economy gets worse (a likely scenario) you are going to pay around $950.00 PI which is probably what you would pay for rent - maybe less.
If your are renting and you dont pay your rent you get a 3 day notice. After that its an unlawful detainer and a good eviction attorney will have you out in 30 to 45 days.
If you cant make your house payment you have 3 months before you go into foreclosure - but since there are so many in the pipeline ahead of you its quite possible that you could remain in your house 6 months to year. YOU ARE FULLY LEVERAGED AND THE BANK KNOWS THEY ARE GOING TO LOSE MONEY ON IT.... they likely wont be in a rush to get you out like a landlord.
BUT IT GETS EVEN BETTER FOLKS! Since your fully leveraged the banks best option is to keep you in the house if at all possible so if you run into economic hardship you will probably be offered a loan modification and now your 5% loan gets reduced to 4% (or maybe even 3%) for 5 years...lol.
BUY! BUY! BUY!!!!!

It appears Regenald (my wife's name for the male) has acquired a new mate. Lucy (former mate) was killed by a car last year. BUT, it looks like he's back this year with a 'nuther Lucy. I just took this earlier this morning.
When my wife first saw them last year she was complaining about what a mess they make -- now she's talking about putting out bread for them...lol.

SOUTH BEND, Ind. — Mercy James thought she had lost her rental property here to foreclosure. A date for a sheriff’s sale had been set, and notices about the foreclosure process were piling up in her mailbox.
Ms. James had the tenants move out, and soon her white house at the corner of Thomas and Maple Streets fell into the hands of looters and vandals, and then, into disrepair. Dejected and broke, Ms. James said she salvaged but a lesson from her loss.
So imagine her surprise when the City of South Bend contacted her recently, demanding that she resume maintenance on the property. The sheriff’s sale had been canceled at the last minute, leaving the property title — and a world of trouble — in her name. READ THE ENTIRE STORY

Howdy!
My name is Randy McAtee, but I often go by “Lazarus” and folks ask me why Lazarus?
Simple: Lazarus is the name I was given when I was baptized into Christ in the Orthodox Christian Church (which happened to be on Lazarus Saturday) Thus, Lazarus is my Christian name.
I am married to wonderful woman (31 years) who is the mother of our six children: 5 boys, 1 girl. We have been blessed
with 5 beautiful grandchildren and still have 3 boys living at home with us. Speaking of home, we have lived in the same home in a great northwest neighborhood for 21 years. I am a native Californian, born and raised in Marin County.
I dropped out of college and am still wondering what I want to be when I grow up. Prior to marriage I was doing mission work in Mexico ( I do speak some Spanish amigo) and was a puppeteer. Marriage and the subsequent offspring forced me to get a real job :(
I have been a California licensed Contractor (in good standing with zero complaints and zero law suits) since 1988. My license classifications are B, C2, & D65 — which means I am a General Contractor with specialty licenses in Insulation & Acoustical, and Weatherization and Energy Conservation. My license # is 555829.
I enjoy trading stocks and consider myself a micro-cap miner, i.e. I specialize in finding small companies with huge growth potential. Little secret: I have made far more money trading stocks than I have selling real estate.
In 2007 I took up photography and many of the pictures on my site were taken by me. I currently shoot with a Nikon DX200 & DX300 using an assortment of lenses. Not to brag, but the real estate pictures I take when I list a property are top quality. On occasions I do photo shoots for other agents. You can view a sample of a home I shot here.
In 2002 I got back in touch with my inner Puppeteer and built an entire Punch and Judy Theatre. I built the puppets, the props, the stage 
- everything- I even sewed all the little outfits myself. It took me 6 months. In 2006 I got frozen shoulder and have been unable to perform until recently (regained 90% range of motion in 2009).
This is my 8th year in Real Estate and in May 2006 I opened my own brokerage: Lazarus Realty. My license No. 01357881.
I enjoy being self-employed and independent. I don’t like it that public opinion of Realtors is low. I’m highly critical of our industry, since its one of the few industries where one can take some online courses for 2 or 3 months, pass a test, and then call themselves professionals.
