It Lurks: December 21, 2012

A rare galactic alignment involving a giant black hole and the sun will be here in 3 days. Interestingly, the end date 'for the age' is also predicted to be December 21, 2011 by the Mayan calendar.

This is verifiable with NASA (the alignment), but scientists say the event is expected to by uneventfully.alignment

Meanwhile, it is possible to find a book called Surviving 2012 and new agers are manically blogging about embracing the new consciousness.

Additionally, a comet could be heading right for us, due in Dec 2012, without being spotted yet. Guess who discovers comets more than NASA? Yep, amateurs.

What to do with this information? I'll tell you on the 22nd.

The sweeping schedule is public information which is nice to have. To find the date your street is swept, identify your street and location on the map and find the corresponding letter in the index. If your street is not swept (due to weather, holidays or mechanical breakdown) it will be swept on the Friday of your week. Only streets with curbs and gutters are swept.

Not all streets on the map are in the sweeping schedule. The following streets are done every other Thursday; 34th Ave., Belmont Ave., Broadway Street., Columbus St. (off Waverly Dr.), Elm St., Ferry St. (off Queen Ave.), Geary St., Grand Prairie Rd., Hickory St., Hill St. (Pacific Blvd. South), Jackson St. (Overpass South), Marion St., Price Rd., Queen Ave., Salem Ave., Timber St., Washington St. (Pacific Blvd. North), Waverly Dr., 28th Ave. SE, Center St., Liberty St. (24th Ave. North). The Downtown Commercial route “X” is done every Friday.

Trends in My World

We all have patterns in our lives. As a real estate broker, I am seeing some interesting patterns which point to an exciting opportunity. Those of you who are paying close attention most likely realize the unusual combination of affordable homes, low interest rates and lending options.

Some of my observations are about short sales. I am seeing a number of these go through successfully when the agent has done the work up front. You will be better off working with someone who knows how to work with banks, preferably someone with a Certified Distressed Property Designation (CDPE). Having an approved short sale price definitely is speeding things up for our clients.

People in the community ask some direct questions. I give answers every day. One concern I have heard often is "Are banks lending"? In case you were wondering too, the answer is YES.

Another thing that seems to interest people in the Linn County and Albany area is whether or not more foreclosures are projected to be headed our way. Again, the answer is yes.
