According to Trend MLS here are some stats for Whitpain Township which included Blue Bell in Montgomery County for the past few months:
In October 2008 there was 27 units listed for sale with an average list price of $691,693. During the month there were 14 units under contract and another 10 that sold. Average sale price for sold listings was $361, 052. Days on market stood at 127.
For November 2008 there were 20 new units listed with average list price of $492,922. There was a slow down in under contract units with 8 but an increase in units sold at 17. The average sold price was $396,648 for the month and days on the market decreased to 93.

As this weekend comes to a close I reflect on a semi productive week and weekend.
This weekend I was able to finalize by business plan and 411, get organzied for a few meetings this week, put in two offers that seem like they have a very good chance and organize my prospecting list. At the top of my list was to get my database in order and send an email blast but never did that. Another holdoff with no good excuse. This weekend I was also able to preview 10 homes in my farm area of Saw Mill Valley in Horsham , PA and also reconnect with some old friends. I will be blogging again about my farm area the more that I learn about it.
While this was a good weekend I still feel guilty as I know there is a lot more I can be doing. Why didnt I call more people, why didnt I have an open house. Thankfully I am even running out of excuses to tell myself yet I am excited to get this week started and get into a groove of going back to the gym and a daily prospecting schedule..
I guess the best I can ask for is do something better and more each and every day and to have patience and hopefully good things will come!
Upper Dublin taxes to go up 3.9 percent
Upper Dublin Township's Board of Commissioners approved a $24.8 million budget for 2009 that includes a 3.9 percent increase in real estate taxes. The budget, which is approximately $164,320 less than the 2008 budget, will cut spending all-around while allowing the township to purchase a $600,000 fire truck. A home assessed at the township's average of $195,000 will have a tax bill of $33 more than under the 2008 budget.

Horsham residents continue to pay 1 mill in 2009
The property tax rate for Horsham residents will remain at 1 mill in 2009, the same it has been since 2002. Township officials passed the new budget at $26 million, which includes a $12.8 million fund for operating expenses. Homeowners in Horsham with a property assessed at the township average of $178,000 will continue to pay $178 in taxes in 2009.
