What is an absorbtion rate?
An absorbtion rate is the number of months it takes to sell the current home inventory at the present rate of sales. We look at two primary numbers to calculate this factor:
How many listings are currently on the market? and How many listings sold last month?
Take a look at the numbers for February 2008.
Many clients have been talking about the increase in homes listed as they drive through the neighborhoods. Someone said to me the other day "Its almost the exception to see the SOLD sign recently". The absorbtion rate helps us quantify what we are seeing and helps realtors and those in the real estate markte to be aware of recent trends. An absorbtion rate is the number of months it takes to sell the current home inventory at the present rate of sales.
Below is a graph for February 2008 - notice the sharp increase in supply. Recent numbers show Northampton County in general has a 27 month supply of homes... so Nazareth is fairing a little better.

Based on this chart, it would take 21 months for all of the homes to sell if we continue to sell at the current rate. Thats a LONG time! Pricing your home to be competitive is going to be key in a buyers market. Homes are priced high or even priced along with the competition might sit because there are simply not enough buyers for all of the inventory.

You might want to start by taking a look at a map, get an idea of the overall areas you might be considering based on location and what you know so far. Maybe you have a job offer coming and you would like to be within a certain distance of your new work location or you will be commuting to NJ and need close access to the route 78 and route 33. Perhaps you prefer newer homes and would rather be in a home under 5 years old.
