Need to sell, but wish you had more equity? We've received so many requests for property management recently, that we wanted to let you know that it is now part of our real estate practice. As you know, we are both full-time Realtors and we live in San Marcos - so we are able to often check on the properties we manage. We make sure the neighbors around a property we manage also have our contact information so that if they ever see anything amiss, they can let us know. Just recently, we had two neighbors to one of our managed properties contact us to let us know that a tree limb was broken and needed attention. We're glad to work with neighbors to keep an eye on every property we manage. We want to take care of a property as if it were one of ours.
We are careful in our screening process and forward information about prospective tenants to you as the landlord so that you can feel comfortable with the final decision of who to lease your home to. We do a walk thru with tenants before they move in and after they move out with a written checklist. We also have a full-time marketing person in our office who places ads about your property in all the right places. We photograph and create virtual tours to get our managed properties leased.
We are seeing a lot of investors in the market currently and a lot of buyers bidding on the homes priced under $400,000. Some properties are receiving as many as ten offers. We never recommend buying at auction unless you have physically been inside the property and preferably had a thorough home inspection done. The pitfalls we've seen with some distressed properties - cracked slabs, roof issues, mold, missing copper piping, missing appliances, active leaks and fuzzy mold.
