An Answer To A Common Buyer's Question

Hi Leona,

Sorry I haven't gotten back to you recently. Life is quite hectic these days as I'm sure you're well aware.

One question/concern that I wanted to bring up with you is what are the risks involved in buying a house? I'm fairly confident in my job security...

but as you know a lot of people are getting laid-off these days. What would happen if I were to get laid-off within the first couple of years of buying a house? My Father actually recommended that I ask you that question.

With that being said I'm still definitely interested in getting a house. I know there's a couple of things I need to get done, such as:

[1] Robyn told me to contact a lender to get pre-approved.

[2] Meet with you to have a Real Estate 101 introductory lesson! :)

Thanks for communicating. Indeed, the lender piece and RE 101, when you are ready, we are ready to help you into your first home.

As for the job question, all men/woman for all time of home mortgages ask the same question. Home ownership seems scary, what you must get is you are an adult(most parents do not allow the revolving door) so you will be paying rent(paying the other persons mortgage, and no tax advantage).

However, owning your own home will provide you tax deductions and gaining home equity. Also, you will enjoy the wonderful privilege and feelings of home ownership. It is a moment of time when there are job concerns for sure, however in all of that is opportunity time, very low interest rates and much inventory of very well priced homes to make your selection

The market

All real estate is local( I serve Chester County, PA) and my January has been awesome! I have met my listing and sales goals for the month-last weekend. If I listened to the news and beleived it, then I must be living on another planet, really. The rates are fabulous and it's truly a buyers market. I wrote two investor deals this month and they are getting great properties for the agreed sale price. I have a first time home buyer couple who are getting a pristine home in Lionvilla and are thrilled to close soon. I listed two and both SOLD in a weeks time, one was $60 over ask price, go figure.

I am finding the listings sell quickest if SUPER clean, fresh and priced right at market. They get very fair offers , close to ask price. There is a market-in my world.

I've heard rumors of recession-----I've choosen not to particpate!
