This two story territorial custom home features a walk deck and wrap around veranda. The secluded master suite takes the entire second floor. The shower wraps around the master tub. The entrance to the walk-in closet has triple floor to ceiling mirrors. The spacious master closet has a seat in it for convenience in putting shoes on. The bedroom wing on the first floor has two unique Jack-n-Jill baths. The rear bath opens to the rear yard to allow those in the pool access without dripping water on the carpet.

BananaTude tip of the day
I was in Walmart yesterday and went to get some bananas. When I got there all I could find were overripe or rotten bananas. I guess Walmart's BananaTude is that if they only put the old bananas out then that is what people will buy.
At first I was a little upset that they didn't have anything worth buying. Then I looked down. Under the shelf are sevaral boxes of bananas. I pulled them out and opened them up. The second box I opened had green bananas. I took out what I needed and bought them. Now I have perfect bananas today instead of rotten ones.
There are ways around Walmarts BananaTude!

Someone said this to me recently. As a result I am taking a different approach with my website this year. Rather than listing my long list of accomplishments and hoping that someone will read it, I am using pictures and animations to showcase my work.

When flashing goes wrong.
It is always a bad sign when there is a tarp on a roof. Tarps are meant to temporarily keep water off of things. They don't stand up to the hot Phoenix sun. When I saw this tarp I just had to see what was under it.
Here is what I found when I uncovered it.
This flashing must have been a patch just like the tarp was a temporary patch. The vertical flashing should be behind the stucco to catch any moisture that penetrates through. The horizontal flashing should be under the roof tiles. Caulking like this has to be repaired often. The best method of flashing to use here is step flashing.

The end result of this temporary patch is a large water leak.
If the first leak had been patched properly perhaps all this damage could have been avoided.

Wind proof yard signs on a budget.
I was talking to a client about her remodel project that is under construction. She said that people were asking who designed it. I asked her if I could put a sign in front. She said yes.
I contacted Ashley Pugmire of Visual Designer LLC. She designed a new logo for me. The hardest group of people to design for are other designers. She did a wonderful job. I wanted to showcase both my design/drafting services and my inspection services. She was able to do that with the incorporation of the drafting T-square and the magnifying glass around the house.

When it came time to order the signs she found a printer that would do just the two that I needed. She also had them shipped to her house because the shipping was cheaper than to my house.
The signs are on corrugated plastic, so they are water proof. The wire stands that they came with don't really stand up to the strong Phoenix winds. I pulled some osd and 2x4's out and screwed them together. I then nailed the signs on with some brads. Then I painted the wood white.
