Liberty Station Homes sales for YTD through April 2009

Liberty Station, one of the nations top ranked neighborhoods has a lot of real estate activity going on these days. As of late April 2009 there are five attached homes for sale and ten single family homes for sale.

There have been seven units sold in the neighborhood so far this year with five currently in escrow and expected to close in the next 30 days. The average home in Liberty Station has sold this year in just under two months. To those that know Liberty Station, its no surprise that the seller of these homes received 97.7% of their asking price. Liberty Station is a one of a kind master planned community in the Point Loma area, its fairly new, has shopping and a great micro climate due to its close proximity to the ocean and bay. Current opportunities for home shoppers in Liberty Station begin with a townhome at just over $500K. The most expensive unit in Liberty Station is currently priced at just over a million dollars for over 2,600 square feet. Liberty Station, a Buyers Dream, Prices Drop 13% in 2008!

In mid November 2008, the average price per square foot of a home in Liberty Station has fallen 13%. Volume of sold units is down 26%. Available for sale inventory is currently at 3.7% of total units, or roughly 13 out of 350. Prices for available homes in Liberty Station range from $499,000 to $1,185,000.

Compared to 2007, the number of days to sell a home in Liberty Station has remained constant at just over 70 days. Also holding steady in 2008 is the average discount negotiated off the asking price, in 2007 it was 4.5%, so far in 2007 its 4.4%.

Liberty Station homes in Point Loma ranked one of the top six neighborhoods in America to retire in. However, Liberty Station, is great for young professionals as its steps from shopping, the harbor parks and easy to commute in and out of. Liberty Station community is comprised of 170,000 square feet of retail shops, grocery stores, restaurants, coffee shops and office space. The community even has its own schools.

Liberty Station homes are comprised of several courtyards connecting to a central and historic promenade. This promenade is adjacent to the waters edge. There are 125 acres of open space in the Liberty Station master planned community. Included in this space is a public golf course and bike trails.

Liberty Station is a short 10 minute commute to downtown. So you can get home quickly, walk the dogs in one of the many parks, walk to the grocery store for fresh food or choose to dine in one of the many restaurants only steps away. Owning a home in Liberty Station empowers you to a great lifestyle in a community where the weather is some of San Diego’s best. With the ocean on one side and the bay on the other, the temperature is more consistent and moderate than most other parts of San Diego.

Prices of Liberty Station townhomes and single family homes generally range from $500,000 to $1.0 million. Square footages range from approximately 1,000 to 3,000. Because Liberty Station is such a popular community the available inventory has always been very low and is expected to remain tight. Available inventory levels usually run about 4% of the total homes at any given time are for sale.
