Real Estate Update January 12, 2009.....It's OK!!!!!!!!!

OK.....A word I start a lot of conversations with.....is the motivation of this Blog.

I am "OK" with the prospect of the 2009 first quarter real estate market predictions. Many of the Banks I work with are worried about "the Market" and the 2009 first quarter outcome. Understandable, as looking back to the last quarter of 2008 it should be a slumber outcome. As a Realtor, I am excited about the first market 2009 outcome!!! With the mortgage rates being lower then we have ever seen them, and the element of structured lending conditions, we are OK!!

I hope that you, as a consumer, are checking out the rates and establishing the question of "How can I beneifit?" from these new conditions. Prime is out and fixed rate long term notes are the standard. The only down side is you better have average credit and an established income. It's all good!!!! Right????

Well, even if you don't have GREAT credit, it is still a time to re-evaluate your standings in the loan industry. I encourage you to talk to an expert and re-evaluate where you stand in this competitive and ever changing market. My point being is, that if you are in a tough situation, with wants and savings, then there is a loan out there with options. Shop for them, and ask for them!!!!!

I am a firm believer of finding your own way. Don't give up! Find the answers and the solutions. They are out there.....just be dedicated to them. It is all good!!!!

Dedication is the term for the summary of this Blog!! Dedication to a concrete style of living, and the dedication to work towards an objective and get ahead in a financial status that is respectable. Use it smart and you will see positive outcomes.

The current Real Estate Market is a wide variety of selection.......all mixed with foreclosures, resale opportunities, new construction homes that have been sitiing a long time, and options that are bad for seller but positive for buyers. It will change in the future as it always does, but at this time, it is a Buyers Market! So.....Buyers need to to BUY! My advice to a seller, is that if you don't need to sell DON"T, but if you do, then have a great product that a Seller just has to have, and you will survive!

I only have one foreclosure left out of the seven I received at the end of November 2008. Please take the time to review 8 LEYLAND COURT in an amenity filled Southbridge in Georgia. It is a steal, and The Coastal Bank is the Seller. I can honestly say they are a GREAT Bank!!!!

Neighborhood Update:

I want to take this time to inform readers that if you are ever in the Savannah area to check out a wonderful white table cloth dinning restaurant called NOBLE AFFAIR. I was privileged enough to be invited, by a desirable local attorney, to join him and his new wife for dinner at Noble affair. My exceptional partner, Mr.Blais, and I joined them at this downtown location. We had a great time as the decor was cozy and the service was warm. The atmosphere was inviting and clean. I would like to thank The Ladson's for a wonderful evening out and endorse Noble Affair for their unique style. We did stray to Lu Lu's Dessert Bar for our after dinner drinks and for their over-the-top desserts that Mr. Blais' can't live without. I would like to thank Becki, from The Holiday Inn Express on Bay Street, for exposing us to this dessert heaven. Becki...you are the best!!!!

Happy New Year!!!!

Thank you for reading my Blog! It is my intention to Blog on a regular basis with the purpose of updating current and future home owners on the status and trend in the Savannah/ Richmond Hill Real Estate Market. Also, I will take the time to introduce, and be informative about, lifestyle opportunities that are available for any visitor or resident to enjoy and experience. This is a wonderful place to be and I am excited to open up and expose the unique elements that make Savannah so WONDERFUL!!!

Before I jump in and start sharing my thoughts about Real Estate, I would like to provide my readers with a bit of information about myself as a base to understand my perceptions. As we all know, "perception is reality" and the first part to understanding a persons opinion is to understand the position in which it is being viewed. So with that stated, I have lived in this area for the past 14 years. I am originally from a small town called Glenside that is a northern suburb of Philadelphia, Pennsylvania. I attended college in the Pocono Mountains of Pennsylvania, where I studied Elementary Education with a Minor in Psychology. I worked on my Masters in Educational Administration in Baltimore Maryland where I started my first year teaching at Fountain Green Elementary. I was a Public School Teacher for 11 years and taught my last 5 years in Georgia. My love for real estate blossomed in the late 1990's as I started rehabbing run down homes, not old homes, in Georgia during my summer vacations. During this experience I realized I love "the art" of construction and transforming "ugly" into "pretty". It was amazing to work on a project and complete it with the evaluation being the profit made on the deal. Soon after my first rehab I accomplished the task of obtaining my Georgia Real Estate License and started my second career in REAL ESTATE. WOW, was it exciting and challenging!

At this time, even in a so called "bad" market, I am the top agent at ReMax Accent, I have achieved The Platinum Award from ReMax International and I have been steadfast to my personal creed of helping a client make an educated choice. I personally believe that we are all surrounded with options, it is the choices we make that can determine our positive outcome. I believe in EDUCATED CHOICES!!! It is an overwhelming feeling when I help a client make an educated choice vs. a choice. The "art of the deal" continues to motivate me and keep me progressive in this industry. I am passionate about real estate and the way I conduct my business. My goals are to simply get a client ahead in this crazy game of Life.

I live in a neighborhood called Southbridge that is located 10 minutes from Downtown Savannah. It's tagged with the phrase "IT'S GOT IT ALL!" as it features a golf course, two dinning clubs, a tennis facility with competitive team (clay courts), fitness facility, spa and pools that are enhanced by a well established swim team. Prior to that I lived many years in a wonderful small town called Richmond Hill that is located 25 minutes South of Savannah. It is known for being a "GREAT PLACE TO LIVE" due to the fact that it has an outstanding reputation for their public school system and its location on the peaceful and magical Ogeechee River. I can honestly say that I love both areas. They are unique and have great lifestyle options for everybody. Your home is where you enjoy your individual lifestyle!

I share my life with a wonderful man, whom I endearingly call "Mr. Blais", and my 12 year old daughter. They are my support and everything.....without them life would be boring. Chineetah is our small black and tan female dashound that guards our home with a mighty barking spirit. In October 2008, I unwillingly took in two goldfish that my daughter won, in a toss the ping pong festival game, at The Great Ogeechee Seafood Festival in Richmond Hill. Needless to say, I was not motivated to make them feel at home as I anticipated their life span not to last a week. I placed them in a clear Pyrex mixing bowl and I "promised" my daughter, a word I do not like to use, that if they were still alive on Chirstmas Day that I would purchase them a real home fit for a goldfish. Well, Thing One and Thing Two are happy in their new traditional frame goldfish bowl decorated with blue marble flooring and green plants to accent the space. Also included in our family are Mr. Blais' 17 year old son and 11 year old daughter. They come and visit us a couple times a year from their home in South Carolina. We love it when they visit because they complete the home and add the spice that makes everything nice.

As a MOM, Investor, Business Owner and Passionate Full-Time Realtor I look forward to sharing my thoughts and experiences related to the Savannah/Richmond Hill Real Estate Market as they develop throughout this year. I know my shared knowledge will be educational, real and laced with interesting stories. Most of all, I hope this Blog encourages and motivates all readers to experience and learn more about all the wonderful things, events and places this area has to offer. Choices......Choices......Choices.......It's all good!
