St. Patrick's Day is on it's way! Here are three events for celebrating St. Patrick's Day 2012 in Tampa, Fl.
O'Brien's Irish Pub and Grill in Brandon will be kicking off their outdoor St. Patrick's Day celebration at 11 a.m. on Saturday, March 17. There will be live entertainment straight from Ireland. The Tampa Bay Pipe and Drum Band will be performing in concert at 7 p.m. Of course, there will be O'Brien's full menu and green beer! O'Brien's is located at 701 W. Lumsden Road in Brandon.
Green Beer? Green Channel? The St. Patrick's Day celebration at Channelside Bay Plaza will begin at 12:00 p.m. In addition to all the restaurants and shopping that Channelside has to offer, the Tampa Attractions Association will be dyeing the Garrison Channel green for St. Patrick's Day. Don't miss your opportunity to see the green channel! Channelside is located at 615 Channelside Dr. in Tampa.
The St. Patrick's Day Parade 2012 will begin at 8:00 p.m. in Ybor City. The parade and festival will be in the heart of Ybor City where there is entertainment for everyone! The parade will run down 7th Avenue.

One week from today, on March 1, 2012, the annual Florida Strawberry Festival kicks off in Plant City, FL! This year's festival will run from Thursday, March 1st through Sunday, March 11th. Hours are daily from 10:00 a.m. to 10:00 p.m.

Discount advance tickets are $8 for adults and $4 for children ages 6 - 12 (children under 5 are free with the admission of a paid adult) at participating Sweetbay Supermarkets. Prices at the gate will be $10 for adults and $5 for children ages 6 - 12. There are also special days and discounts.

Parking for the Florida Strawberry Festival is $5. For the first time, Courtesy Valet will be providing valet parking for $15. They will be located across from Gate 10 at the corner of Edwards and Reynolds Streets.

Josh will be performing on March 5th, 2012 at 7:30 p.m. The Florida Strawberry Festival website includes information on headline entertainment and a schedule of events. Earlier this week, we looked at population in the Tampa Bay area and the migration patterns to Hillsborough County where Tampa is located. We remember that it is important to invest where people want to live. Today, we are going to look at employment and other factors that help people decide where they want to live.

If there is an "elephant in the room" when it comes to discussing investing in Tampa Bay, employment would be it. But, employment is too important of a factor to completely ignore.
For people who are still working, a job and employment can be the determining factor of where they live. A look at Milken Institute shows us the Tampa Metro improved from the rank of 155 in 2010 to 153 in 2011 of the Best Performing Large Metros. There was 0.36% growth in employment between June, 2010 and June, 2011.
As an investor, it is important to take into consideration factors other than employment as well. Most importantly, many people come to the Tampa Bay area when they retire. For people looking to retire and spend time on the beautiful beaches and golf courses here in the Tampa Bay area, employment is not a factor at all.
Lifestyle is also a factor to consider. As the trends shift and more people begin working from home, warm weather and the Florida lifestyle entice many people to the Tampa Bay area. Tampa Bay is also home to MacDill Air Force base and many colleges. Once an investment property has been purchased for the purposes of buying and holding, a tenant must be found to occupy the home. All of these factors together make Tampa Bay a great place to purchase investment property to buy, hold, and rent.

To migrate means to move from one place to another. A look at migration patterns is a look at where people are coming from and where they are going.
On the map to the left, the black lines show us that people moving to Hillsborough County where Tampa is located are coming from the northeastern United States. The red lines show migration away from Hillsborough County. Many people still want to escape the cold for the warm Florida sunshine and beaches.
This week, we are discussing that it is important to invest where people want to live. Yesterday, we decided that it is important to invest where people want to live. Today, we are looking at the population of the Tampa Bay, Florida area. The word population refers to the number of people living in an area. If you are purchasing investment property to hold and rent, you want to purchase that property in a place where there are people.

According to the 2010 United States Census, there were 308.7 million people living in the United States at that time. The population increased 9.7% since the 2000 Census which reported a population of 281.4 million. As of the 2010 Census, Florida is one of the top 5 states when talking about population.

A thematic map also shows that population estimates in Florida are strong. There are many reasons for people to want to work and live in the Tampa Bay, Florida area.
