WOW....Listen Up Foreclosure Buyers!!!

Attended a class last week on a heart breaking subject....Meth Labs. It was most interesting, and most informative.

Parts of the class were sickening. Photos of meth users, their children, and their torn apart families.

What does any of this have to do with real estate you ask. Well, guess what....a large number of the foreclosure market are homes lost by families with drug problems. How do you know??? What do you look for??? What do you do if you suspect meth production??? What are the signs of a meth user???

More and more lawsuits involving non-disclosure. It was quite interesting, that Tennessee was ranked third in the US for meth labs. With the dramatic increase, looks like we are headed to the number ONE spot. Sad, huh?

You know when a meth lab is found in a home, it is recorded?? But where? How does the buyer find out?

One parent, one child, sick from the chemicals of a previous owners meth production is just one too many. Should the owners of these meth infested properties be required to do the cleanup and obtain a statement that the home is safe for occupancy by attaching a certification to the deed?

As Realtors, if we know of the meth production in a home, we are required to disclose.

The best way for buyers to find out if the home was subject to drug activity is to ask the neighbors. Most will know. Validation can be obtained through the local law enforcement. Buyers, this is serious. Make sure you know. Most foreclosures can be good deals, but never good enough to put your family at risk.

No, We're Not Closing Because.......

Well, I have a new excuse for a delayed closing.

I bet none of you have ever heard this one before.

So, here we go:

The underwriter called to say we must buy house numbers and install them on the home before they would fund the loan.

I thought it was a joke!!!!!

I have sold hundreds of home and have never had to install a house number.

Is this a new rule with Chase or Rural Development????

Needless to say....we got those three little numbers on the home today and are hoping for a close date of Monday.

The buyers were so disappointed as they were needing desperately to move over the weekend. How nit-picky is this going to get??
