With so few sales occuring thru February it is way too early to predict the trend of the market for Crow Canyon Country Club. What we do know is that homes do not linger on the market very long when priced right as there is currently a high buyer demand.

Danville CA - What is the Real Estate Market Doing in Danville?

An analysis of the Danville CA market data for the years 2007 thru 2011 clearly shows the market top was in 2007 and has since been trailing downward. 2011 decreased 25% from 2011. The annual percentage decreased since 2007 is as follows:

  • 2008 - decrease of 14% from 2007
  • 2009 - decrease of 11% from 2008
  • 2010 - decrease of 2.3% from 2009
  • 2011 - decrease of 3.5% from 2010

The smaller decrease in 2010 was due to the tax credits for first time homebuyers.

Of special interest is while the prices in 2011 decreased, unit volume was up 28% from 2010.

With only two months current data, it is too early to predict if we will see an increase or decrease in Danville home sales prices. What we do know is that inventory is low, creating a high demand for those house on the market, which can be evidenced in the unit sales spike in 2011 (see above).

Another positive aspect for buying a Danville home is interest rates which remain historically low.

What is interesting to note is that 2011 toolk 25% longer to go pending. Short sales attributed to the increase in averages, as we saw properties coming off the market and going back on market due to lenghty negotiation time frames and buyers either not qualifying or not willing to wait. 2012 to date we are showing 39 days on average for San Ramon homes to close.

The trend indicates that unit sales are on the rise. As we have not reached the high selling season, it is hard to predict how many San Ramon homes will sell in 2012. Currently year to date 67 homes have sold.

Year to date 2012 average home sales prices are $716,649, which is still to early to predict the balance of 2012. What is occuring is there are homes that are selling within 5 days of being listed and many with multiple offers. This doesn't mean that homes are selling for thousands over list price, some yes, yet terms and strenght of the buyers are equally as important to sellers as price.
