1031 Exchanges - La Feliz Derby Downs Fundraiser

Valley Children's Hospital

Yesterday, I was honored to be invited to the very exclusive La Feliz Derby Downs Fundraiser benefiting Valley Children's Hospital. It is a Kentucky Derby themed day at the Fresno County Fairgrounds. Invitees are encouraged to dress in their best "Derby Wear." They have a contest for the best hat. And, wow, were there some creative confections adorning heads at this event.

The La Feliz Guild has been devoted to raising money for Valley Children's Hospital for over 50 years. The group consists of 40 very dedicated and talented women who put on the event of the Spring season.

It was truly an experience to savor. They had a cornucopia of silent auction items, including some amazing sports memorabilia (including a framed photo of the 1982 Cal "The Play," which I couldn't resist bidding on  being a fanatical Cal fan).

The one sad part of the day was the euthanization of Eight Belles, the second place finisher and the only filly in the race.

It was a really great day that raised a lot of money for a very deserving cause.

This event highlights the generous nature of the Fresno community. It is a wonderful place to live. People care for one another in times of distress. There is never a more distressing situation than having a sick child who needs help.

Maybe a spring trip to Mammoth is in order for May? Spring skiing is always great at Mammoth.

1031 Exchanges - Sierra Summit Spring Skiing

Spring Skiing is Great!

I just spent the last two days skiing at Sierra Summit (located 60 miles east of Fresno Shaver Lake and Huntington Lake). The weather was spectacular. The cooler temperatures this weekend kept the snow in perfect "spring condition." Coverage is still excellent on the upper part of the mountain (top of Chair 1, 2 and 5). There is some dirt showing at the top of chair 7. The lower mountain, the last face of Express has some dirt patches but other than that the skiing is just great.

Unfortunately, very few people took advantage of the great conditions. My friends and I almost had the entire resort to ourselves. It was great!

Next weekend marks the official end of ski season at Sierra Summit. It's so sad because there is still so much snow but people have stopped skiing for the year it seems.

The Shaver Lake/Huntington Lake area is also a great place to consider buying investment property. It remains unspoiled and remote despite its close proximity to Fresno/Clovis. If you are looking at property at Huntington Lake make sure you understand the Forest Service Leases because it could disqualify the property for 1031 purposes.

1031 Exchanges - How to Use Your Knowledge to Increase Business

IRC section 1031 exchanges are used by owners of appreciated investment property to defer the capital gain tax (both state (if applicable) and federal 15% and depreciation recapture) by purchasing another investment property within 180 days. Previous blog posts go into all of the details and rules of the exchange process.

The question is: "So, now that I've attended a 1031 Exchange Seminar, how am I going to use that information to build my business?"

First, focus on educating your clients who own non-owner occupied property of the benefits of an exchange:

"I noticed that you're selling non-owner occupied property, have you discussed with your tax advisor whether a 1031 tax deferred exchange is appropriate for this sale; you could potentially defer 100% of your capital gain tax due on the sale." Notice that you are not telling the client they should or should not do an exchange (tax and/or legal advice). You are making them aware of a tax deferral mechanism in the tax code.

The next step is asking all of your clients, not just your investor clients whether they have:

1. CPA or accountant

2. Financial Advisor

3. Real Estate Attorney

4. Business Attorney

If they do, ask for their advisor's name. Tell your clients that you like to keep a list of good advisors available for clients who do not have an advisor. Ask the client for permission to call their advisor because you would like to interview them as a potential referral for your other clients who may need their expertise. Once you've received your client's permission, call the advisor.

Mention that his client is a client of yours and that you are always looking for a good referral for those clients who don't have that type of advisor. Ask if there's a time when you could meet with them in person because you don't refer to people you have not met.

Have a list of questions that you would like them to answer. Think about the qualities you value in other professionals. How do you want your clients to be treated by an advisor.

The result of this process: First, you are creating a list of referrals that may assist your future clients; Second, you are introducing yourself to these professionals as another professional (you will be the kind of agent to whom another professional will refer their business.
