Townhouse/condo living fits my lifestyle. But is it for you?

I find townhouse/condo living very attractive giving the maintenance-free and amenity-rich lifestyle, however, townhouse/condo living is not for everyone.  There are certain factors to consider prior to choosing this lifestyle...

Following & Abiding by "Association Rules":
The association is responsible for maintenance, operation and finances of the community.  A healthy and well run association can offer considerable benefits for homeowners.  One of which is the monthly association fee that covers operating costs of the community.  Those fees can be steep depending on the amenities offered, size of the community and health of the association. The association also makes and enforce rules that are designed to maintain an attractive look and feel of the community, as well as, keeping everyone in the community happy.  Whether you like them or not, as a homeowner you are required to abide by all of the rules.

Very close neighbors/privacy:
In a townhouse/condo community, you will share common walls on either side, above or beneath depending on the architectural style of the townhouse/condo. Including, sharing use of common areas and amenities. Amenities may vary per community and can contain the following: clubhouse, cabana, fitness center, swimming pool(s), tennis court(s) and/or playground(s).

 

 

Being close to my neighbors and sharing amenities is not an issue for me, however, if you are accustomed to living in a single family home on a private acre lot, living in a townhouse/condo  may require some adjustments.

Interior/Exterior Improvements:
Unlike a single family home where you can build an addition with appropriate permits, you'll not be able to do so in a townhouse/condo.   You do not own the land and because walls are shared, building an addition is restricted.  As a townhouse/condo owner you only own the interior and some major interior improvements are restricted.
