Wow! The townhome and condo inventory in Northern Virginia is low, low, low right now!
OK, so given past performance of the seasonal market, that may not be such a big news flash. However, with the mild weather around the DC metro area this winter, more buyers than usual are out home shopping -- perhaps jumping the gun on the spring market.
Low supply and higher demand can be good news for sellers. The Northern Virginia market continues to recover from the wild roller coaster ride last decade and much of the market is still in the buyer's favor, but right now appropriately-priced and well-maintained townhomes and condos are moving relatively quickly when they come to market.

A beloved annual Christmas tradition in Leesburg, VA, is "Return to Bethlehem", a Living Nativity sponsored by Leesburg Church of the Nazarene.
Come this weekend, December 10 and 11, to see the Loudoun County area's one-of-a-kind Living Nativity from the comfort of your car from 5:00 to 8:30pm both nights.
Bring hot chocolate and a little patience as the line of cars coming off Route 7 can get a little backed. People come from all around to see this unique annual display and the lines do get longer later in the evening.
Admission is free but monetary donations are welcome.

My planned stop at Hill High Orchards for a slice of heavenly coconut crème pie got delayed when I saw the sign next door for this little gem of a gift shop. Ever had one of those days where nothing seems to be going right? I had one of those days recently and it had me questioning my choice of careers. Don't get me wrong, I'm very thankful to be working full-time and to have weathered what was one of the roughest patches in the real estate industry in recent memory.
But some days are tough, as in all jobs. We question our choice of careers. We wonder if anyone's ever satisfied with all the effort we pour forth in our jobs.
At the end of that particular day, I received a copy of a letter that a client, who I recently helped purchase a home. In this age of email and texting, he had taken the time to send a snail-mail letter to my broker. This is what he had to say:

This letter came at just the time I needed to hear some good news! It made my DAY, my MONTH, my YEAR!! This served as a HUGE reminder why I work as hard as I do: Friendships made and kept.
In this unique industry, we meet new people and spend significant amounts of time with them as they are going through one of life's most stressful times -- home buying or selling. During these hours, there are untold opportunites for friendships, not just business contacts, to grow. An unexpected "kudos" like this makes all the long hours and effort worthwhile. And, the highest compliment this client paid me is the friendship that will last beyond the settlement table. Can't put a price tag on that! Now, back to work.... and whistling while I do it!
