Lower Prices + Lower Rates = Great time to buy!

Rates are dropping substantially as the government agreed to purchase $600 Billion of Mortgage debt issued by FNMA, FHLMC, and GNMA. Rates on 30 year fixed-rate mortgages are averaging 6.04 percent, down from 6.14 previously.

Rates on other types of mortgages also fell last week. For 15-year fixed-rate mortgages, rates have dropped to 5.73 percent while rates on five-year adjustable-rate mortgages fell to 5.87.

Buyers have been sitting "on the fence" just waiting for the right time to buy. Now is the time! Many of my clients can save hundreds of dollars each month as a result of the improved interest rates.

A year ago the nationwide average rate on 30-year mortgages held at 6.2 percent while 15-year mortgage rates were averaging 5.81 percent.

My Plate Runneth Over!

I've been feeling very grateful lately. Counting my blessings. Are you counting yours?

Maybe its because work is going well. Or maybe its because my kids make me so proud. Or maybe I've just lived long enough to know what really matters, what is important to me. Either way, I'm happy I can say that I'm grateful, even for the small things in life.

I'm grateful for my Active Rain friends and all my clients, and hope you all have a Happy Thanksgiving, surrounded by loved ones and much joy.

WHY DIDN'T THE LISTING AGENT KNOW THIS AHEAD OF TIME?

I got a call yesterday from the listing agent on a transaction that I am in the midst of. Mind you, my clients have been attempting to purchase a home for months, and nothing seemed to be working out for them. We finally found a gem, put in an offer on a short sale, finally got the offer accepted, had the inspection-everything was going great-client loved me.

Then the call came...the property needs to go through probate court (what?) and will your client pay for the attorney since the seller has no money (what?). In the state of Florida, when someone passes away, if they owned any property, even if it was willed to an heir, it still has to go through probate court.

Some history-my client is already forking over cash to the seller for kitchen appliances (don't they usually come WITH the house?), the seller had ripped out thousands of dollars worth of crown molding around the entire house just to sell for $200 (leaving a total mess behind), lighting sconces and speakers ripped out of the walls with electrical wire hanging out everywhere, place a total disaster. But fundamentally, a great house at a great price! My clients were willing to overlook this all, purchase the home, and restore it back to its original beauty!

Now they want them to pay for the probate attorney. I'm aghast-how do I tell my clients this? Did the other agent not know the property had to go through probate first? REALLY? So I take a deep breath, call my clients and give them the news-they are infuriated, and rightly so! I am, too!

I will work hard at resolving this issue for my clients, like I always do
. Here is my attitude in this business and in life-nothing good comes easy-you have to work for what you want. I want my clients to be happy in a home they love-always! So I will work hard at trying to smooth this out for them so the transaction can close-thats my job.

IS THAT REALLY A REALTOR'S JOB??

IS THAT REALLY A REALTOR'S JOB?? I was reading a post earlier about the physical state of homes that are being listed on MLS and it reminded me of a conversation I had with an investor. It went kind of like this:

" I've been looking at properties on my own and I can't believe you realtors list these homes in the condition they are in! Don't you think you should get in there and clean them up a little before listing them?" (Mind you, I am a Buyers' Agent, not a Listing Agent.)

I responded "Well, the properties don't belong to us-they belong to the owners or the banks, and we aren't legally allowed to go in and start changing things."

As a Buyers' Agent, I am appalled at some of the listings I show-sometimes even a little frightened of what may be hiding in the closets or the overgrown yards, but I'm not about to get out my broom and lawnmower! No, its not a realtor's job to clean up a property, inside or out.

Do we suggest to the owners that they might want to do that to make the house more marketable? Of course we do! Do sellers listen? Not always. Sometimes a seller has other things on their mind, like trying to keep up with the mortgage and their bills. Many times sellers have relocated and aren't even available to see how run down their property has become. Sometimes the house has been foreclosed on, and the banks certainly don't care how the property looks.

I apologize, ahead of time, to all my clients that I drag through scary-looking properties (you did ask to see them, though!). The bright side of this situation is that my clients now have an opportunity that hasn't been available for many years-to actually buy a property at its true financial worth (sometimes even less) as compared to the inflated prices of years gone by! Sometimes you just have to look beyond the junk, bugs, and dirt to find the diamond in the rough!
