I received a call one day in late August from a couple that had been trying, unsuccessfully, to purchase a new home for their young family. They had been putting offers in on short sale listings for months, they told me, and after waiting the acceptable time limit for a response (up to 8 weeks), had either been shut out by another buyer, or never even received a response from the lender. They were at their wit's end and ready to give up on purchasing their dream home.
It just so happened that they called on one of Nestor & Katerina's short sale listings, a beautiful home in Port St. Lucie. Living in West Palm Beach, at first I was slightly reluctant about driving an hour and a half to show them just the one property they had called on, but felt terrible about their experiences so far, and decided to go for it. Maybe I could make a difference for them.
They fell in love with the house and decided to put in an offer, which we did. Nestor & Katerina went to work on the lender, and I do mean WENT TO WORK! Nestor was on the phone with the lender, climbing the chain of command, to get the offer in front of a negotiator. The lender had already done a BPO back in May and was not willing to do another one, even though 4 months had passed. You can read Kate

By the time Nestor was finished, we had a counter offer, ended up agreeing to a price, plus my buyer was receiving 3% closing costs at closing, paid for by the lender! How is that for team effort! This transaction closed today, just in the nick of time-my buyers' rental agreement was up OCTOBER 31st!
This is what keeps me coming back. Its like that perfect swing in a golf game-when the deals just aren't sticking together, you get that one transaction if you stick with it and do the right thing for your client, it turns out to be a success story for everyone involved!

ROARRR!! OUR FLORIDA PANTHERS DID IT AGAIN!!!
Being from New York originally, and a hockey fan, and a RANGER's hockey fan, I can tell you I got the most pleasure out of seeing our local Florida Panther's beat the pants off the NY Islanders at their home stadium in the BankAtlantic Center in Sunrise Florida. GO PANTHERS! It was a shut-out game, thanks to our goalie Vokoun! The Islanders never had a chance.
My son is a goalie for the rec team here in Wellington Florida and is on his middle-school team, as well. This was such a treat to be able to go see this team and to pick up some tips from his favorite goalie.
And, yes, for those of you that were wondering, I am a hockey Mom, and I DO wear lipstick!!!

Wellington Florida Village Park Gets New Skate Park!
The Wellington Florida Village Park Recreation Center, located at 11700 Pierson Road in Wellington Florida, has done it again! They have built a skate park for the beginner and the avid skate boarders! In-line skaters are welcome, too!
Technically, its a relocation of the original skate park that was located on Wellington Trace.
But since many more children visit the 93-acre park on Pierson Road, it made more sense to move the skate park.
My son loves to skate. He has been playing hockey at the Wellington Florida Village Park Recreation Center for 6 years and is 12 years old now. He is definitely an accomplished skater, and was so excited when he saw the skate park. Here he is getting some air!

Wellington Florida Village Park Recreation Center features a gymnasium, 4 football fields, 5 soccer fields, 4 baseball/softball fields, 2 hockey rinks,3 pavilions, a tot lot, and my favorite-a walking/jogging trail with heart fitness stations along the path-that I like to use while my son has a practice. It definitely has something for everyone.

Although I do follow quite a few posts regularly, I have been lacking in creating my own posts. Simple reason-my brokers, Katerina and Nestor Gasset, keep me so busy with leads, at night I simply fall into my bed exhauted! I'm also a single-Mom of 3, since my husband travels all week, so that might help, too.
I have been very busy since coming on board the team, and all I can say is you have to just keep trying, and not give up. I have spent so much time talking to buyers, showing property to buyers, spending hours on reseach for them, just to find out that they can't get approved.
WARNING: Buyers must start the approval process the minute they decide to look for a new home. I can't tell you how many disappointed buyers I have, when they find the house they LOVE, only to not be able to get approved. I get very attached to most of my clients, and their pain is my pain. The lending market is NOT the same as it used to be. BUYERS BEWARE!
Then, just when I think its time to get a 9-5 (ugh!) I get a call from an out-of-town buyer (who has CASH!), who asks me to put an offer in on a house they've never even seen, except on our website, of course. Or maybe the couple whom I showed only one house to, and decided they loved it and put in an offer! It feels like a miracle.
That is what makes me keep coming back-success! That, and Nestor & Katerina's enthusiasm and encouragement!
