Brigham City has seen a decline in the upper end homes since 2008 just like most cities in the Utah real estate market. Which means, homes in Brigham City over $250,000 are struggling to get sold, and because of this stat, you may want to consider this market. Here's why:

If you can afford a home in the upper price range, above $250,000, you have a lot of inventory to choose from, as well as a lot of negotiating power. In the last 30 days, there are currently 15 homes in Brigham City UT over $250,000 on the market, and there are 0 under contract. This means there is more than a years worth of inventory on the market, and if you know this as a buyer, you can use this knowledge as negotiating power.

Logan Utah Short Sales - If you are looking for a great deal when buying real estate, one option to consider is going after a short sale listing. In Logan, we don't have a ton of short sales compared to other larger communities in Utah, but we do have a few.

Short Sale - Basically, a short sale happens when an owner of a home can no longer meet the payment requirements, and they ask the bank to forgive part of the loan amount to sale the property. The bank agrees to discount part of the loan balance do to an economic or financial hardship.

What this means to a buyer is that you have a chance to get a nice deal on the purchase of a short sale home. But, don't get to excited yet, there's more to it then just submitting an offer and closing the deal. A short sale, depending on the bank, the real estate agent, and the approval process, can be a headache. Now, I am not saying it's not worth the headache, I just want you to be prepared to handle the process.

Short sales are notorious for the time it can take to get a final approval. The reason it can take so long is the bureaucracy of the banking systems. Also, because the banks are forgiving an amount on the loan, they want to try and get the best price available to recoup their losses.

They do this by trying to create a bidding war. The bank will take multiple offers over the time period and will take the best offer. The time period a bank allocates for the bidding process can be anywhere from a couple weeks to a couple months. This adds to the time it takes for you to get your offer accepted, and adds to the amount of time it takes to close.

Now that you are somewhat (each short sale is different, and it's important to talk to an agent regarding each home) educated on the process of buying a Logan, Utah short sale, is it worth the headache? It all depends on how patient you are, and if you have the time to wait out the process to get approved.
