Want To Buy A New Home But Can't Get Your Home To Sell?

Most real estate markets in the country are buyers markets, of course every market is different, but in most markets, it's a great time to buy a home. The first time home buyer tax credit has sparked a lot of interest in the market for new buyers, and they have gobbled up homes in the lower price ranges.

What about those people that want to get in on the great market, but can't seem to get their homes sold? If you ask around, most sellers are still trying to sell, and are getting frustrated. They have to compete with bank owned properties, foreclosures, and some of the highest inventory most markets have ever seen. Selling a home in a buyer's market is tough to say the least, and it's also going to effect your pocket book.

4 Tips To Sell Your Home Fast So You Can Be In The Buyers Market!

Home Interior

Drop The Price - You may not like this tip, but if you really want to get your home sold, consider it. If you want to build your dream home, upgrade for more space, or you just want to buy a new home and your home isn't selling, Drop The Price.

If you have any room at all, or you can bring a little money to the closing table, drop the price.

Here's Why:

  • If you think about it, when you sell your home a little bit cheaper, you can recoup your losses when you buy. There are a lot of motivated sellers today, and chances are they are going to be willing to negotiate a lower price on their home to just get rid of it.
  • If you want to build a new home, you may have a tougher time recuping your losses, but at least you will be able to build the home of your dreams, which may be all the motivation you need.

Hire A Real Estate Agent - If you are trying to sell your home on your own, it can be difficult, to say the least. Did you know that For Sell By Owners account for less then 10% of homes sold? Unless you know someone that is going to buy your home, it's extremely hard to sell by owner. There have been studies that also state by using a real estate agent you are going to get more money out of the deal anyways. Yeah, you have to pay a commission fee, but if your agent can get more money out of your home, that will make up for the cost of commission.

Home InteriorFor Sell By Owner Did You Know?

  • Buyers looking for FSBO's usually offer 6-10% less because they know you aren't paying a commission.
  • A real estate agent has insurance for things that come up during a deal. If something goes bad in your deal, you are going to have to cover it out of pocket, mistakes in real estate are usually settled in court with attorney fees and fines. Don't take that chance.
  • Most agent's won't show your FSBO home, which excludes you from 90% of the market, and most buyers that don't use agents, aren't qualified to buy a home anyways.

Hire A New Agent - Maybe you don't like what your agent is doing for you, or you feel they aren't working hard enough to get your home sold, if so, hire a new one. This can be tricky. When you sign a contract to list your home you are bound by the terms, but most agents that I know will let you out of the deal if you are not happy. Some agents aren't so forgiving, and they will hold you to the contract, if that is your agent, you will just have to wait out the contract.

Real Estate Agents Did You Know?

  • 90% of a real estate markets sales are done by 10% of the agents. These agents are called "Top Producers," and for good reason. They work harder, and usually provide better service, which makes them the top producers in their market. If you aren't using a top producer, maybe you should hire one!
  • Every agent is different. Some agents still believe that advertising your listing in the newspapers is all it takes to sell. That's a big problem as old school media and newspaper distribution is declining drastically. You need a high tech, Internet savvy, hard working listing agent to get your home sold in today's real estate market.

Home InteriorHome Staging - If you went to buy a new car and you were presented with two choices, which car would you choose.

The car that has a litter box stinking up the interior, moldy seat covers, and little nic nacs all over the dashboard - OR - The car that is the same price, was recently detailed on the outside, carpets cleaned on the inside, and has that new car smell.

It's the same with your home, people llike clean and shiny things, we are natuarlly attracted to beauty. Home staging makes your house stand out from the rest, and when it comes down to you or the other guy, if your home is staged well, it's going to be you.

Home Staging Facts:

  • Staged homes sell faster then homes that aren't, which means money saved on mortgage payments, interest, and the headache of waiting for your home to sell.
  • Yes home staging costs money, but you have to think of that money as an investment. Studies show that a staged home sells on average for 7% more then a non staged home.

If you want to get into the buyers market, but you have to sell your home first, try these tips to get your home sold faster!

I'll Be There When Your Heart Stops Beating

It's been 2 years, 3 months, 6 days, and 4 hours since you started looking. You've spent 110 hours online, 47 hours in the streets, and 26 hours talking to your agent. Then it happens. You don't know what to say, you don't know how to act, and you don't know what this feeling is. All you know is: You Can't Breathe. You Feel This Rush Of Emotion. And Your Heart Stops Beating.

This is, what I like to call, the moment. The moment when everything falls into place. The moment that puts all your hard work on the back burner, and it's finally worth it. The moment you know you're home.

Your Dream HomeThump, thump, thump. Your heart starts to beat again. It gets louder, and all of a sudden, you feel sick. Your emotions start to pour over: Can I afford it? Do I really need to buy a home? What's wrong with it? This can't be happening. You're scared.

I'll Be There When your Heart Stops Beating

As your agent, I will be there. I will be sure to educate you. I will be sure to talk about do's and don'ts. You have questions. I have answers. You're scared. I'm confident. This is your first time. This is my 300th time.

What do you do?

You hired me for a reason, and that reason is exactly what this moment requires. The moment you find your dream home, is the moment I am in my finest hour. It is my sole purpose to guide you. I will not push you. I will not take advantage of you. I know how you feel. I am here to do what I do best, and it's time to purchase the home of your dreams.

When your moment comes, don't let the hype distract you. Don't let the media tell you how to handle your situation. Listen to your heart. If it tells you this is it. Is it really worth letting a few dollars get in the way of your dream? Your families well being? Don't settle, take what's yours. Your dream home is just that, your dream, and your home.

Welcome Home.
