Canyon Ridge Estates In North Logan Utah - The Canyon Ridge Estates subdivision in North Logan is the premiere neighborhood for North Logan residents.
There are well over 100 homes, and plenty of lots still available to build your dream home on. Canyon Ridge Estates has some of the best views in all of Cache Valley.
Canyon Ridge Estates sits on the east bench in one of the high points in the valley. You can see the entire valley from your front porch or back porch, depending on which way your home faces.
On the other side, you have a view of some of the most beautiful mountains in North Logan. The subdivison is in all stages, including lots, new construction, and homes that are a few years old.
The homes in Canyon Ridge Estates range from Luxury to two story homes. Whether your in the mid price range, or upper price range, you can find a home to suit your needs. If you don't find a home you like, you still have the option of building your dream home.
Canyon Ridge Estates is on the North end of North Logan. The subdivision is located at 1600 East and 1300 North, in North Logan. The views themselves put this subdivision at the top of the most desirable neighborhoods to live here in Cache Valley.

This is the view you get when you first come into the Canyon Ridge Estates neighborhood. You can see the beautiful mountain tops in the background, and it only gets better from here.
This is a view of the souther mountains tops. If you build a home on the south side of the subdivision, with your home facing south, this could be your view everyday.
This is the view of the Northern Mountain tops, and on the west side of Cache Valley. If you build/buy a home on the Northern end of Canyon Ridge, and your home faces to the North/West, you will have this view to wake up to everyday.
If you build/buy a home on the upper side of the bench, and your home faces west/southwest you will have a view of the entire valley. From here the sunsets are spectacular, and at night you can see the whole valley light up like a Christmas tree. The view is just plain stunning.
This Veiw is from the very top. You are above most homes in the subdivision, and you can see the Wellsville moutain tops plain as day. This view is probably one of the top 5 views in all of Cache Valley. There is nothing like a Cache Valley sunset, in the fall months, with all the color these mountains and trees provide. If you build a home at the top of Canyon Ridge Estates, you will be one of the lucky ones to get this view everyday.

Pheasant Run Subdivision In North Logan Utah - The Pheasant Run neighborhood in North Logan is a very small neighborhood just above the University's Athletic building. Pheasant Run is almost fully built, with only 2 lots remaining. The homes in Pheasant Run are in the upper price range, ranging from $250,000 to $500,000. Just like most neighborhoods in North Logan, Pheasant Run has great views of the Cache Valley mountains.
Most homes in the Pheasant Run neighborhood are 2 story homes with 3 car garages. The neighborhood is small, with only two entrances, and 22 homes/lots in the entire neighborhood. This is great for the kids, and will keep the traffic to a minimum. You can be sure your kids will be able to play in a safe neighborhood.
Pheasant Run is located at 1550 N and About 1300 East in North Logan Utah. The location of this neighborhood is great if you like to be close to the action. The university is less than a mile away, and downtown Logan, is just over a mile and a half.
There aren't very many homes available in this subdivision, but if you are interested in taking a look at some homes in Pheasant Run in North Logan UT, I have some pictures I took to get you familiar with the area.

New Subdivision: Deer Crest Lots And Homes In North Logan Utah - The Deer Crest Subdivision in North Logan is a new subdivision with plenty of lots available to buy and build a new home on. The subdivision sits on the mountainside on the East bench in North Logan. You can purchase a lot right on the bench, or you can move down the hill on either side.
In front of the Deer Crest subdivision, you have an extraordinary view of the Cache Valley area. You can see the mountain tops on the west side of the valley, and you have a great view of the Wellsville's. Between the mountain tops you have a clear view of the valley, with plush green trees in the summer months, and snow capped evergreens in the winter months. No matter the season, the views are spectacular.
North Logan is close to the University, and if you are a biker, you have easy access to Green Canyon. The University sits just south of Deer Crest, and Green Canyon is just North. The subdivision is settled in a residential community, and there is no business traffic to worry about if you have small kids.

As you continue up the road, you get a great view of Green Canyon Cove, which turns into Green Canyon. You can hike, bike, and camp in Green Canyon, and when your done, your home is only a few minutes away. (This home is not for sale.)
This is the road, if you look at the plot map, that leads to the Bel Aire subdivision, and you can see there is plenty of room to build. The views of the mountains are spectacular!
This is a view at the bottom of the hill looking South in the valley. You can see the mountains on the other side, and the plush greenery in the forefront. The higher up you go on the hill, the better the view becomes, this is just the tip of the iceberg.
This picture isn't great, but if you look towards the top, you can see the view of Cache Valley in the background. This picture is a little higher up the mountain.

Cache County Utah Short Sale (Pre-Foreclosure) Home Listings - Cache County doesn't have very may short sales compared to other real estate markets in the country, however, the ones we do have just may be that great deal your looking for. First of all what exactly is a short sale?
A short sale listing in Cache County Utah, is the same as anywhere else in the country. It's where a home owner is late on their home payments, and have asked the bank to forgive a partial amount on their mortgage. Rather then go into foreclosure, the bank allows the owner of the home to sale short.
In a short sale the home owner picks an agent, one who is qualified to sell short sales, and then lists the home. The agent will then market the home just like any other real estate transaction, but the bank has the final say on whether the home gets sold or not. The bank has to approve the price offered on the home, and they can reject any offer at anytime.
If you are interested in buying a short sale home in Cache County (Pre-Forclosure), you will need to be prepared to wait. Often short sale transactions can take months to get an approval after submitting the offer from the bank.
Anyways, that is just an overview of the short sale process, there is a lot more involved, and I would recommend you contact a real estate agent in Cache County to find out more about our market.
