Why Has My Home Expired?

Do you remember when you had that meeting with your real estate agent? They told you what it would take to get your home sold, and they gave you hope, hope that your home would sell. Fast forward 6 months, 2 price reductions, new paint, 16 open houses, and your agent at your door asking you to resign a listing agreement for the next 6 months. Your home hasn't sold, and you want answers.

These questions are no picnic, and there are two types of answers you will get from an agent. There is the honest answer, and there is the sales answer.

I learned a long time ago, real estate isn't like any other sales industry. People can't be sold, they can only be educated and informed to make the right decision.

What answer did your agent give you?

Did they try to sell you on their marketing? Did they try to sell you on their supercoolawesomeness style that just didn't seem to work this time? Did they tell you they did everything possible to get your home sold? Did they say sorry better luck next time, this market is just to hard?

OR

Did they give you data? Did they provide you with information, information that gives answers? Did they show you stats, absorption rates, and proof of marketing materials they promised you when you listed with them? Instead of saying sorry, did they look a the other side of the fence? The side that says this isn't working, what can you and I do to increase your chances of selling your home?

Expired ListingsYour home expired for two reasons. (Two reasons you have control over. Location is something you just have to live with.) They are simple, yet complicated, but they have to be just right to sell a home.

It's time to wake up, and make a very hard decision. Your home hasn't sold in 6 months, which is a pretty good indicator something needs to change. What can you do to get the home sold? Is it price? Is it condition? What is your feedback?

It's time to really listen to what the market is saying. Not your REALTOR(R), but the market itself. If you listen closely, you will have your answer, whether you like it or not.

How Do You Listen To The Market?

Put yourself in a buyers shoes. Any buyer in your price range has options, and a lot of them. House shopping today is like nothing before. Some real estate markets have record numbers of inventory, and if you are a buyer in this market, you're feeling like a 6 year old at Willy Wanka's chocolate factory, and you can only have 1 piece of candy. You have to be the best piece of candy on the shelf.

How can you be the best peice of candy in your price range? You have to be the very best home, in the very best condition, for your price range to sell. Bottomline, if you aren't the best, your the rest.

Talk to your agent, and if they try to sale you on themselves, get a new one. Your agent should present the facts, educate you on market conditions, inform you of your competition, and let you make the decisions.

Autumn 55 And Older Retirement Community In Smithfield Utah - The Autumn Retirement community in Smithfield Utah is designated for people 55 and older. The community is small with only 18 condos, but the atmosphere is like no other.

I recently had a condo listed for sale in the Autumn 55 and older retirement community, and the owner of the condo was very sad to leave.

Her son was a football coach here in town, and he got a new job out of town. They were forced to move.

She told me that the best part about the retirement community was the people. She absolutely loved her neighbors, and didn't want to move.

When you get to retirement age, one of the comforts in living in a retirement community, is the atmosphere.

The Autumn Retirement community in Smithfield, UT has that great atmosphere. The people are friendly, it sits in a quiet community away from the main roads, and all the condos are one level for easy access.

I have another condo listed in the community, and it's also my fathers condo. He loves the condo, but he lives in southern Utah, where the real estate market took a hit this year. Unfortunately he has to sell the condo, although he would prefer to hold onto it. His condo is a 2 bedroom, 2 bathroom with granite countertops, hardwood floors, and upgraded carpeting. Homes For Sale Near Lundstrom Park In Logan Utah - Lundstrom park is home to some of the best summer activities here in the Cache Valley area. If your family is into having fun then buying a home near Lundstrom Park in Logan Utah could be the right place for you.

The Lundstrom park area in Logan UT is close to Utah State University, and Logan Golf and Country Club. The area is just south of Logan Canyon, and North of the Univiersity. I have sold a lot of homes in the Lundstrom park area to college professors, college students, and investors.

They all loved the location, which is probably Lundstrom's best quality. The location is spectacular. You will be close to town, but in a small neighborhood. This is a view of the Logan River that can be seen from a top the hill near Lundstrom Park. Right below the park, you can see First Dam, which is the source of electricity for many Logan residents. The dam creates a small lake that is a great place to take the family for picnics, reunions, and to view local wildlife.
