Snellville 4th of July- An American Celebration

Last nights fireworks were spectacular. Tons of locals enjoyed the carnival like atmosphere. There was face painting, slides for the kids, fire trucks for them to get in, and plenty of food and good company. Check out the pics and future video of last nights event.Sliding Fun

July 4th Celebration in Snellville

First Baptist Snellville is hosting an American Festival. There are activities for all ages including a car show. Last years event drew thousands of people. My family and I had a great time last year. The festival lasts from 5-10 p.m. See you there.

Gwinnett County Homes: Multiple Bids on Homes

Thinks are heating up in Gwinnett county. No longer can a buyer hope to knock $10,000 off of the price of a home. Foreclosures are in hot demand. Those in good condition are receiving multiple offers, often times at or above asking price. I spoke with one agent today who is even encouraging his buyers to pay for some of the closing costs to give them a competitive advantage when bidding against others.

Even regular listings are getting multiple offers. I had one of mine go under contract in less than two weeks. I received multiple offers on the same day. It was a regular sale, no distress and at fair market value. My seller accepted the offer. It was $900 less than the asking price.

What is the key to being successful?

1. Don't look at the top of your price point. Just because the bank says you are approved for $350,000, doesn't mean that you should look at homes very near that mark. If you do get in a bidding war and have to bid over, you have no room.

2. Don't look at homes in the $130's if you were only approved into the $120's. I had been structuring my buyers searches to do the same thing as recently as a couple of months ago. That is when things in Gwinnett began to change. Doing so gave my buyers an unrealistic picture of what they could get.

3. Be fair in all situations. Whether it is a bank or a private seller, offering 20-30K under the asking price is not going to fly unless the home is in horrendous condition.

4. The better the condition of the foreclosure, the more offers it will receive and the more you should really think about going over the asking price.

Understanding all of these things upfront will make your buying experience more enjoyable for both you and your agent.

Georgia Passes a New Tax Credit for Home Buyers

Georgian's purchasing a home can recieve up to an additional $1800 on the purchase of their home between June 1, 2009 and November 30, 2009. This bill provides a 1.2% tax credit or $1800, whichever is less, on the purchase of a home. Also, homes that have been on the market prior to May 11, 2009 and are still available would also qualify.
