Marietta Art in the Park The 25th annual Marietta Art in the Park festival returns to Glover Park in Marietta Square from September 3 – 5, 2011. The annual art festival takes place in Marietta Square each Labor Day weekend and features a juried exhibition pieces by over 150 artists from all over the country as well as local artists from the Marietta area. All items are handmade original work including paintings, photography, jewelry, sculptures, woodworking, pottery, and more.

“Love The Lake” in Acworth More than 100 arts and crafts vendors, music, festive food and entertainment will celebrate Lake Acworth at this year’s “Love the Lake” festival September 3-4 in downtown Acworth.

The two-day festival begins with a parade down Main Street at 10 a.m. There will be two entertainment stages – one featuring acoustic music, the other showcasing dance groups and choruses from area high schools and churches.

The Atlanta Ski Club will present wakeboard demonstrations, ski jump competitions and ski exhibitions. The children’s area will include a Shark Slide, a Euro Bungee Quad Jump, a Rock Wall and a Trackless Train.

How Foreclosures Are Impacting the Atlanta Housing Market - Coffee with Connie August 17, 2011

In this week’s edition of Coffee with Connie I will be exploring the Atlanta Housing Market as of the second quarter, 2011. What I want to focus on today is distressed sales (Atlanta Foreclosures and Atlanta Short Sales).


How Atlanta Foreclosures Are Affecting Values

Distressed properties still represent a very large percentage of total sales in Atlanta with about 4 out of every 10 Atlanta home sales being either a bank owned property or a short sale. The result of this abnormally high percentage of distressed housing sales is a strong downward pressure on home prices.

What I sense the banks are doing is flushing out their inventories by placing their Atlanta REO properties on the market below current values. This is causing a flurry of buyers scrambling to grab these homes. We are seeing more frequent multiple offer situations that oftentimes are selling for more than the list price.

The months of supply of non-distressed properties is more than six months. What this means is that it is still a buyer’s market. Conversely, the months of inventory of distressed properties in Atlanta is below six months meaning that the banks are sitting in the driver’s seat of a fast and furious seller’s market.

No one will deny that Atlanta distressed properties are dictating prices for all price categories.

What does this mean for Atlanta home buyers? It means that now is a great time to take advantage of both Atlanta foreclosure homes and Atlanta short sale homes. The deals are good but you need to be prepared. By this I mean you need to 1) Have a GREAT AGENT who knows the ins and outs of dealing with bank foreclosures and is familiar enough with the market to know a deal. 2) Be ready financially either with cash or pre-approval on a mortgage, and 3) Don’t mess around…if there are multiple offers on the property be prepared to make a full price or higher offer.

What does this mean for Atlanta home sellers? Just because there is competition from banks and short sales don’t assume that it is not a good time to sell. If you want a bigger home, or a home in a better school district, or a home closer to downtown Atlanta, or a home closer to your place of employment, now may be one of the best times to sell your existing home and buy up. The money/equity that you lose on your current resident will be more than recouped when you get a great deal on a higher priced home that has been even more drastically reduced.

Also, don’t play around with overpricing! Since values have continued to decline, every day that your home doesn’t sell could mean additional equity lost. Be sure to HIRE A GREAT AGENT who knows how to strategically price your home to sell for the most money possible in a decent amount of time.
